On the parcel at 14th and Champa:

Name: Spire

Type: For-sale Residential

Number of Units: 502

Cost: $160 million

Description: A 41-story condominium project developed by the Nichols Partnership at the site currently occupied by a surface parking lot and the Davis & Shaw Furniture Building (still visible in the 2005 Champa Street elevation photo above), which was razed in November 2005 to make way for the new tower. 

Architect: RNL Design

Current status: Construction began in late April, 2007, with completion scheduled for 2009.

On the parcel at 15th and Stout

Name: Hotel Gold Crown

Type: Mixed Use

Description: A 17-story tower featuring two levels of underground parking, ground floor lobby and retail functions, 264 hotel rooms on the next 12 floors, and 12 condominium units on the top three floors.

Cost: Unknown

Developer: Ranko Mocevic

Architect: OZ Architects LoDo

Current Status: In review with the city. Construction potentially to begin in 2009. The existing small restaurant building on the site will be demolished.


The parcel at 14th and Stout was once the site of a proposed "seniors" condominium tower by St. Charles Town Company. St. Charles purchased the site in March 2005 with the intent of constructing a 30-story age-restricted tower for those over 55 years of age. After almost two years of owning the land, SCTC sold the parcel to Focus Property Group in January 2007.
