Name: Alliance Center Phase 2

Type: Office Mixed Use

Square Footage: 50,000 SF

Description: A 6-7 story mixed use building designed to house up to 12-15 non-profit organizations.  First 5 levels for potential parking and/or office space.  Floors 6-7 could contain residential units.

Cost: $15-$16 million

Developer: Alliance for Sustainable Colorado (Alliance Center, LLC)

Architect: TBD

Current status: Fundraising to pay for the Phase 2 construction is ongoing. If capital campaign is successful, project could begin in 2009.


This block, fully developed with historic buildings from the late 1800s with the exception of one small parking lot, will hopefully achieve 100% developed status soon.  The non-profit organization,, recently purchased and renovated the building immediately to the east of the vacant parcel and named the facility the Alliance Center, with hopes to construct a new building on the parking lot as a Phase 2.  This block is also home to the Tattered Cover - LoDo bookstore and represents one of Lower Downtown's finest intact blocks of late 19th-century commercial architecture.
