About a month ago, we posted about First Gulf Corporation’s proposed 21-story office tower at the corner of 14th and Lawrence. Today we have a bit more information about the project to share with you.
In addition to the two renderings provided in our October post, here are two more images showing the proposed tower within its Downtown Denver context. First, this view looking southeast from the 14th/Larimer corner towards Lawrence Street:
Next, a broader view of the Lawrence Street side of the building, looking northwest, with 14th Street on the left edge of the image:
Finally, over this past weekend, a new large sign promoting the project has been installed at the site.
Even though this project is directly across the street from my office window and will partially block my skyline view, I think this project is great! It beats looking at a surface parking lot by a mile high.
Very nice! I hope this spurs development, now, on the empty 4Seasons lot.
I like it. Denver can certainly use more modern office buildings. This and Tabor 2 will be nice additions if they both get built, not to mention what is planned around Union Station. Hopefully we see a couple condo towers announced in 2014, plus the Makovsky block on 15th. Is the City Target still a possibility there? Downtown Denver really seems to be on the cusp of becoming a 24/7 city, lets hope the momentum continues!
Is Tabor-2 still a possibility? And if so, will it be built on the same location as previously planned, which I believe is 17th and Larimer. That looks like such a small area for such a tall building.
Yes I have heard it is still a possibility, although it has been scaled back down to around 30 floors…so not the 600’+ version.

I’m curious if you would have an opinion on attractiveness of office space at this site? Ultimately it’s in the eyes of the tenant prospect of course, but I was also curious how easily it might lease and if the owner needed space pre-leased in order to build?

I AGREE. It took me a while to realize it’s not even built yet. Must be the lack of morning coffee.
Nice to see some commercial/office after all the multifamily. Nice design so far. Does anyone know if Beck is doing the construction and the design?
Off-topic…..but a good one. Does anyone have an idea with what will become of the area at 16th and Market where the bus station is currently located. Right now it’s pretty vacant above street level. What is proposed for its future????

The Market Street Station site will likely be acquired by Union Station Neighborhood Company as part of the Union Station redevelopment deal. The site’s zoning allows LoDo-scale buildings, so we will probably see something similar to 16 Market Square, 16M, SugarCube, etc. Stay tuned…
