A major new office tower is proposed for Downtown Denver: 1144 15th Street.
To be developed by Hines, 1144 15th will provide 640,000 square feet of office space in a 40-story glass tower rising up from 15th Street between Arapahoe and Lawrence Streets, sharing the block with the Four Seasons. Here’s a Google Earth aerial with the site outlined:

According to the Denver Business Journal, Hines is planning to build the tower as a 100% speculative project based on the strength of the Downtown market. Construction is scheduled to begin May 2015 with completion in mid-2017.
This isn’t the first time Hines has proposed this project. Twice since the early 2000s, Hines had marketed a tower at this location, but with a pre-leasing requirement that never materialized. Let’s keep our fingers crossed and hope the third time’s a charm. While it may not be a stunning design, I do like the current renderings. It would be great to see a new tower that isn’t just another box.
I first heard about this on denver-cityscape – SOOOO excited – hopefully it will come to fruition. Thanks for all the additional pics by the way – this will be a beautiful addition to our skyline!
Pretty sweet, though I’m more of a fan of the 2001 rendering. I mean, it’s better than a rectangular prism … but like barely. Exciting architecture has exciting geometry and looking like a potato is kind of the opposite of that. It’s like all compact mostly featureless mass. I’m never going to be overall negative about the prospect of a new tower in downtown, I promise, but really, this will be actually competitive with 1800 Larimer for worst looking new tower. Well, they’re never going to make everyone happy I guess.
If you think this is one of the worst looking new projects, what would you consider a nice one?

The building it shares the block with is nice. Or check out midtown Atlanta. Why can we not have buildings kind of like that? I don’t hate it, it’s just exciting and disappointing at the same time.
I like this design a lot better than the original, which was too much like the IDS Center in Minneapolis for my taste (nothing wrong with that building, but we don’t need a duplicate). This one has a great shape that will likely inspire people to give it nicknames, just like the 1980s Hines project at the other end of downtown, what is now the Wells Fargo tower (“the cash register”). I don’t know what this shape reminds me of, but I like it. And it will give sad old Skyline Park a west wall once again.
I still mourn, however, the building that occupied this site, the J.J.B. Benedict masterpiece, the old Central Bank & Trust building, destroyed for no good reason at all (taxes?) in the mid-1990s.
Some of the previous posts about being excited and disappointed at the same time sum up my own feelings. Having lived in Minneapolis (a city with much more interesting skyscraper architecture), I loved the original Hines design which reminded me very much of the Wells Fargo Tower in Minneapolis. If you haven’t been to MN, the WF Tower (http://www.citiesarchitecture.com/Building/414/Wells-Fargo-Center.php) totally transforms the Minneapolis skyline. I thought the original Hines design could do that for Denver, but this new design seems more like Denver’s style (not a good thing).
Nobody can be disappointed about another tower, but I definitely preferred the previous design. Should be an exciting project either way!

This eliminates one of the biggest eyesore surface parking lots in the downtown grid. The biggest ones remaining are along both sides of Market Street between 18th and 19th Sts; the northeast side of 15th St between Tremont and California Sts; the northwest side of Wazee St between 19th and 20th Sts; directly across Blake St from the main entrance area of Coors Field; and a still a significant number of others of varying sizes in this area between Lincoln St and Wynkoop St, and Speer Blvd and Park Av.
Wow – this would be an incredible addition to that neighborhood and to the Denver skyline in general!
Glad to see a big surface lot go, depending on how the ground level is used. If it’s just another commercial building lobby that takes up a whole block that wouldn’t be of any benefit. It’s also not a very attractive building. Have they said anything about the energy efficiency standards they will be aiming for?

An absolute beautiful project. Would love to see this Hines building underway, and for the building to attract some top notch Technology companies and bring additional jobs to the Denver and surrounding area.
Seems very odd that the Denver Post or TV media has had no coverage on this project. Also there is no signage/bill boards on the site announcing the development. Weird IMHO.
I agree, seems a little odd that there is no signage on the lot. Anyone know if a builder/GC has been selected?
