A new 18-story apartment tower is proposed for Downtown Denver’s Golden Triangle district.
Coming soon to a particularly nasty patch of parking lot asphalt will be Eviva Cherokee, a joint development between Denver-based Charter Realty Group and Atlanta-based Integral Group. The project’s location on the east side of Cherokee between W. 12th and 13th Avenues places the sleek glass tower within a very short walk of the Denver Art Museum, the Clyfford Still Museum, and on the same block as the proposed Kirkland Museum. Eviva Cherokee is a big step forward in the continued repair of the Golden Triangle’s urban fabric and transformation into a dense mixed-use neighborhood. Groundbreaking for the project is planned for later this year.

What are the zoned height allowances for this area? Seems really out of place at that height… Maybe it’s because I’ve always imagined Golden Triangle as a kind of 4 story, mixed-use neighborhood.
The Golden Triangle district doesn’t not have any zoned height allowances as of yet. When the zoning code was updated, the previous zoning for the Golden Triangle was, in a sense, grandfathered in (with some modifications) until a new neighborhood plan could be developed. That is currently underway. Considering that the Golden Triangle neighborhood directly abuts the CBD, this height is quite appropriate. Furthermore, the draft of the neighborhood plan states that the parking lots that plague the neighborhood are not likely to be developed unless the development is a minimum of six to ten stories. The Golden Triangle is developing as it should be into a variable height, mixed use (office, retail, hospitality, residential) district of downtown. Also… They should just pick those few “historic” homes up on 13th, and put them across the street near the pub and build all the way to the corner.

Nice but unaffordable for the mass, it would’ve been nice if they were condos.
