Another innovative infill project is underway at Zeppelin Development’s TAXI campus in RiNo. The Freight Residences, a high density multifamily housing project, is currently under construction. The 4-story building will offer a combination of one-, two-, and three-bedroom apartments for a total of 49 residential units.
The Freight Residences are designed specifically with growing families in mind. With for-sale housing prices steadily increasing and a rental market that generally gears its amenities toward singles with an active lifestyle, the housing options for Denver’s growing family sector are limited. Zeppelin Development seeks to offer a creative mix of family-friendly amenities in Freight Residences that will tempt growing families with young children.
Large swaths of grass-covered open space will surround the building and create an urban backyard that will certainly appeal to adults and children alike. Outdoor family film nights promise to be a staple form of entertainment, as a movie projector sits in the center of the Freight courtyard next door. And for working parents, an award-winning early childhood education center is also next door in the original Freight building. Some classroom enrollment spaces will be especially reserved for tenants of the Freight Residences.

Rode my bike past a big residential project I hadn’t notice (nor read about here). Do you guys have any information on the site at 16th Ave between Milwaukee/Fillmore? Is this not in the coverage radius of the website?
The rendering on the fence looked like quite a few more rooms than 49 slated for this building.

It’s 200+ units. The project is outside of the traditional focus area of Denverinfill, but I guess so is the Taxi development.

I think this is fantastic! I love that they see the value in having open green space. Downtown Denver desperately needs the key demographic of young families to ensure that it remains robust in the down times. Too many folks leave downtown because they want to start a family and don’t feel it supports that. Downtown has done a good job of bringing in the young professionals, the businessmen and starting to attract start-ups and older generations. Now we need to bring in and keep the young families. Well done Zepplin!
I think this is a cool project like their others; however, I was over there the other day and my only gripe is that it is totally unwalkable. Meaning, you can’t walk anywhere from there, and the site itself is overrun by cars and parking, which it probably has to be since it is a destination site with no mass transit.
Also, $2400 for a 2 bedroom is not earth-shattering and very much seems like the going rate for many other places. You can find single family homes in core Denver neighborhoods for rent that also have schools, etc. etc. Now, if these 2 and 3 bedroom units came in under $2000/month that would be a different story.
