Currently, The Confluence is the tallest tower under construction not only in Downtown Denver, but the entire state of Colorado. Rising at 34-stories, The Confluence will make quite the impact on both the Central Platte Valley and Downtown Denver skyline.
Here are some site photos from last weekend. Heavy machinery has been moved on site, and drilling has commenced. Excavation of the three undergound parking levels should start soon.
The Confluence will provide the area with 288 apartment units over 8,600 square feet of retail. Seeing this project go vertical will be very exciting!
The success of this building is pretty crucial to the vertical development of Denver. Hopefully, from this project, real estate investors will see the value in building upward and maximizing these downtown plots.
Can’t agree more. When it comes to height, all involved (from City Council to developers) are quite timid. This is the biggest shortfall (pun intended) of the LoDo and Union Station new developments. I especially don’t understand the zoning height limitations in these and other areas immediately adjacent to down town. What is the reasoning?
LoDo has height restrictions because it’s a historical district with design guidelines meant to preserve and enhance the character of the neighborhood. Now, IIRC, Union Station was zoned like it was to preserve the nature of the area in the 1980’s. When the zoning was updated one of the reasons for keeping the height limits around Union Station was to encourage a rapid build out of the neighborhood rather than having landowners squatting on their parcels waiting for the next 50-story building proposal to come along.

I’ve looked back at the other updates, but I can’t seem to find when this project is expected to be completed.
They are hoping for a Fall 2016 completion.

It is. This is the tallest building current under construction. That may change in May.

Height really isn’t everything.
In fact, height can rob us of human scale in the same way that parking lots can. Why couldn’t we have had a mid-rise building with character instead of a glass house that screams “1980s Boomtown”.
Redevelopment in the CPV? Absolutely…and that spot is no great loss to redevelop (unlike some parts that are enjoyable and walkable.) But this…this is an unfortunate monstrosity that will tower over Confluence park…showing off the 1% from the rest of us.
Leave the towers for the CBD, Broadway and maybe creeping in to Uptown…let’s have the human scaled spaces for the rest of us.
I agree, they could have built this on 14th street, Uptown or CBD. Not right next to the South Platt. The huge scale is not good for the area.
