The 12-story, 220-room hotel proposed by T2 Development for the corner of 16th and Market in Lower Downtown Denver will be back for another round of review with the Lower Downtown Design Review Board on June 2. As you may know, the city requires an extensive architectural design approval process for LoDo to ensure that new structures are compatible in various ways with the district’s historic buildings and context.
This rendering, prepared by project architect DLR Group and obtained from the developer’s June 2 submittal package to the LDDRB, shows the latest version of the building’s design:
According to the staff report for the June 2 review, there are still some issues that need to be resolved with this project’s mass and scale, specifically the floor-to-floor heights on the upper levels, the corner massing, and the appearance of height/contextual relationship to the nearby historic structures. However, design approval is an iterative process, so expect to see this design continue to evolve in the coming months.
Once the project is approved for mass and scale, they will move on to final design approval, where issues like facade materials, color, windows, and other architectural details will be considered.
Hmm. It’s an attractive building. I think it will mesh well with the development across the way. I wish it had a few more historical elements of the buildings next to it. That, or be even more modern for a sharp juxtaposition. Regardless, enormous improvement from the surface lot.
For gosh sakes, can nothing new ever be built near anything old without being shoe-horned into a pre-determined box? So it’s bigger than the century old buildings next to it, big whoop.

I like the general appearance, though I agree that it would be better with a little more harmony with the neighboring building on Market St. I have no issues with the higher floor heights on the upper levels.
I don’t like the apparent plan to continue the dead zone on the northwest side of 16th Steet started by that apartment block on 16th and Larimer. I highly expect that whatever replaces Market Street Station will have ground floor retail fronting 16th Street, so this new development should continue that instead of having lower level windows looking out at a wall along 16th.
BTW, the traffic in the DLR’s rendering is going the wrong way on Market, and the 16th Street Mall has been converted into a regular downtown street. Whoops!
The plans show the primary retail/restaurant space for the hotel facing 16th street with patio seating, so the 16th Street side should be fairly active and transparent from the pedestrian’s perspective.
Prime spot. Boring architecture.
