With the popularity of Cherry Creek on the rise, we can expect more infill going in around the neighborhood. Directly across the street from Civica Cherry Creek, a new office project has been proposed and site work has already begun.
The new office building, located between 2nd and 3rd Avenue on Fillmore Street, will be filling in a fairly small parcel. When you look at the aerial, you will see there are existing buildings on site. A two-story retail building, named the Cherry Creek Plaza, stood on this site, and has been demolished.
Back in April, I snapped these photos of the demolition wrapping up. Present day, the site is cleared ready for excavation to commence.
While we don’t have any final renderings of the project, we found some plans submitted to the city, thanks to the good folks at BusinessDen. Here is what we currently know about 235 Fillmore:
The project will consist of 55,100 square feet of office space along with 9,000 square feet of retail. It crosses two zones, C-CCN-5 and C-CCN-7, meaning it will rise three-stories towards 3rd Avenue and seven-stories towards 2nd Avenue. The project is required to have 104 parking spaces; 105 spaces will be provided underground. Judging by the documents submitted to the city, this project will look a lot like 100 Saint Paul, with the step down in height and mostly glass facade.
As soon as we receive more information on this project, including official renderings, we will post it here. Stay tuned!
Ryan, what’s being built at the NE corner of Logan and Bayaud? There in an adaptive re-use component and an existing mini-mixed use area.
I’m not quite sure. Next time I am in the area, I’ll check it out!
It’s a 3 story apartment building with 46 units & some ground level retail. I’ve heard one of the retail spaces is supposed to be a yoga studio.
I’m still interested in what all the hotel space in the area is for. There are very few non-retail businesses and no entertainment. Who travels to Cherry Creek, exactly?
Certainly not complaining about the new construction and density. Just confounded by the business plan.
I am wondering the same thing city wide. There is something like 8 hotels planned or under construction. Though I do see the appeal of someone coming for work or leisure and preferring to stay in CC over downtown regardless of wherever they need to be in the end. Wouldn’t be my first choice, but i get it.
I know for the longest time Cherry Creek wanted another hotel in the neighborhood to have options over the JW Marriott. Obviously that is almost complete with the hotel at 245 Columbine. Now with 2 additional hotels appearing to be under construction at some point in time this year and rumors of a 5th hotel possibly where Safeway currently is right next to the Mall, I’ve wondered too why so many hotels for Cherry Creek. I know that Cherry Creek is starting to get some attention internationally and people are traveling to Cherry Creek, but 5 hotels seems like overkill to me.
For downtown I know a lot of it has to do with convention business and the fact that there are several hotels going up right next to the convention center will help drive more business. Obviously there’s a few more right by Union Station and with the connection of DIA to Union Station with the light rail it does make some sense in addition to convention center hotels.
That south elevation leaves a LOT to be desired. Hopefully Cherry Creek design review pushes back on building with out stepbacks on that side. Who knows when the property to the south will be redeveloped and what it will be. A large blank wall could be a longer term situation than I feel comfortable with.

I wonder how the Cherry Creek neighborhood can sustain so much new density. I don’t think the roads were designed for it. Whenever I look up the area on Google maps the streets always show up red. Maybe there are planned improvements that I don’t know about?
