Shortly after our project update in December, featuring new renderings, the 18-story, 329-unit, 21st and Welton apartments have broken ground and are making swift progress.
Let’s start out with a ground level panorama of the project. As you can see, heavy construction equipment has been moved to the project site. In addition, the surface parking lot has been stripped away and drilling for the foundation is currently underway.
The north side of Welton Street, especially between 21st and 24th Street, is experiencing a very large amount of construction. What have been surface parking lots for many years will soon become a continuous street wall for three continuous blocks.
Since minimal underground work needs to be done, this project, along with its neighbor Alexan Arapahoe Square, should go vertical fairly quick. Below are two views of the 21st and Welton project from above.

Any idea as to what is happening at park avenue and champa? I noticed the lot had been torn up and a construction fence had been erected.
I saw that Saturday as well when I was walking around. I’ll do some research this week.
Isn’t that the site of a self-storage unit development?
That’s what I am thinking. I just have to double check because there’s a residential project also proposed for the same block IIRC.
There was a collection of small one-story retails shops and about 4 row homes that were removed. The last I hear it’s going to be a storage facility. It’s owned by Champa Self Storage LLC.
I believe it is going to be a storage facility, but not 100% on that.
Good morning! I wanted to reach out because I’m a huge fan of the website and the overall mission. I dont have any experience/education in urban planning, but it’s something that has completely captivated me. From the developers funding political campaigns, to major taxpayer projects being placed in underdeveloped locations (i.e. Coors in Denver, Verizon Center in DC), all the way to a cities comprehensive plan – it’s just a remarkable profession.
I’m in my mid-twenties and work full-time with an education nonprofit, but if your team needs any volunteer help I’d love to jump on and keep learning more about this subject!

PS: I cant stand the parking lots on 20th&Market and 20th&Arapahoe, I’d love to know if the owners are holding out or if it’s leased land from the city.
