The Starwood hotel project proposed for 2525 16th Street between Central and Boulder streets in Lower Highland has been cancelled. The developer of that project, St. Charles Town Company, has sold the property to Mill Creek Residential, developer of the Modera line of apartment communities, as described in this recent BusinessDen article. Mill Creek currently has two Modera projects underway in the River North neighborhood. Here is the site outlined on a Google Earth aerial:
The new project at the site, Modera LoHi, will feature 129 homes in a five-story building. Parking for 138 vehicles will be provided in several levels of underground parking that will be accessed from 16th Street.
Thanks to Shears Adkins Rockmore, the project architect, here are two renderings of the proposed Modera LoHi. Please note: these renderings reflect a preliminary design and are subject to change.
The new development will also feature several resident amenities including a lounge, fitness center, an outdoor deck on the first floor, a pool deck on the second floor, and a rooftop deck with great views overlooking downtown Denver.
Three small buildings on the southern end of the site were recently razed but the 1970s-era office building (originally built as a sales center for mountain condos) remains. We’ll post our next update when the rest of the site is cleared and construction begins.
These apartments will have an amazing view. It’s too bad a hotel couldn’t have worked here. The last design had a rooftop restaurant/bar open to the public while all of the rooftop spaces/views from this project will be for tenants and their guests only.
No retail? Such a Mill Creek thing to do.

LoHi is such a hot area and this would been awesome for a hotel or hotel/condo combo. This design is pretty cool, so nice consolation prize, but a hotel would have been nice!
Ken – any idea if/when the parking lot at 16th & Boulder will be developed? It and the triangular block at 17th & Tejon are the last major “holes” in LoHi.
That lot is used (and owned) by the retail and restaurants across the street. 1615 Boulder is zoned CMX5, so it has some development potential. I’m sure that the owners of 1575 Boulder are aware that parking is necessary for their restaurants, but a parking garage is not cheap.
There are a couple of large projects going on in the Platt Park/Gates East area that might be worth covering in your blog–the Carmel Partners project at Sherman and Mississippi (across from sprouts) (400+ apartments) is under construction. There is also a new Hanover Broadway Station project at the corner of Broadway and Arizona (300+ apartments)..
My only worry with this development is the pedestrian experience as you approach the Ale House (garage door and cement wall?). Other than that, great to see this project and the one at 18th and Erie bringing more people close to downtown. Next step, bus improvements from LoHi to Downtown, Uptown, and RiNo (every 30min on those lines is a little ridiculous these days)!
Seems kind of tall for the sightline at Hirshorn park.
That view plane actually goes down Kensing Ct. and so the portion of the building that fronts that street will be shorter there.
I wish this would’ve stayed a hotel concept instead of being converted to apartments. There’s already way too many and it’s being overdone all over the city. I think this will do well too in the long run, but think a hotel would have brought better economics to the area and surrounding businesses.l
