A new 14-story apartment tower is planned for the southeast corner of 13th and Delaware in Downtown Denver’s Golden Triangle district.

The 176-unit project being developed by Argyle Residential will rise on a 0.35-acre parcel that was occupied until recently by a surface parking lot and four residential structures that had long ago been converted into bail bond offices. The project is across W. 13th Avenue from the Denver Police headquarters and one block from the Denver Justice Center. Development plans submitted by the developer and approved by the city indicate the following project specifications:

Along 13th Avenue, the ground floor will feature the leasing office, fitness center, and primary pedestrian entry, with a 1,580-square foot retail space anchoring the corner at Delaware Street. Vehicle access to the parking levels is located in the center of the building on both the Delaware and alley frontages along with nine short-term visitor/retail automobile parking spaces and a number of bicycle parking spaces. The remainder of the ground floor is building services.

Floors 2-5 contain the automobile parking for residents (162 spaces) along with balance of the bicycle parking (129 spaces in total). Floors 6-14 contain the 176 homes, along with a large indoor/outdoor resident amenity space overlooking the 13th & Delaware corner.

The old bail bond offices and the surface parking lot have been recently cleared, preparing the site for construction. Here are three photos of the site from this weekend. This part of the Golden Triangle is plagued with parking lots and underutilization, so the 13th & Delaware Apartments will certainly help repair the urban fabric and provide a significantly more pleasant and engaging pedestrian environment.
