Buyer Found for Historic Hangar 61 in Stapleton

It seems that a buyer may have been found for what is certainly the coolest remaining historic structure on the Stapleton redevelopment.

The Stapleton Fellowship Church has posted a blog announcing that its members have voted to move ahead with the purchase of the Hangar 61 building. According to the website, the Christian congregation has been eyeballing the the 9,000-square-foot structure, hyperbolic spaceship-looking shell of concrete and glass at 8800 East 21st Avenue more since December. Currently the church holds services a few hundred yards away at the Denver School of Science and Technology.

There is little that Hangar 61 is better suited for than an event space, with its streamlined roof arching like a clamshell toward an expansive wall of windows.  It’s hard to imagine that the building was ever intended as an airplane hanger. It’s even more impressive considering how deteriorated the structure was before state and local preservationists stepped in to save it.

In 2004, I remember sitting in on a meeting of the Denver Planning Board for a reason I can no longer remember. The subject of Hangar 61 came up on the agenda and this guy named David Walter stepped up to the microphone and started talking about why the building needed to be saved from demolition during the crusade to convert the old Stapleton Airport into an upscale, mixed-use dreamscape.  Walter is a local artist who co-founded Ironton Studios and Gallery. Walter described how Hangar 61 was built in 1959 by the Boettcher family-owned Ideal Cement Company to house its Fairchild F-27 turbo-prop airliner. The unique structure was designed by Fisher, Fisher, and Davis, and engineered by renowned concrete-shell engineer Milo Ketchum. Plus it just looked cool.

But it had also been vacant for more than a decade prior. It would cost hundreds-of-thousands of dollars to secure the 160-foot, diamond shape concrete arch (impressively engineered without center supports) and necessary environmental clean-up. Plus there was a complex tangle of ownership between the city and private development entities.

Board members voted to kick the issue to the city’s Landmark Preservation Commission. Eventually the statewide group Colorado Preservation, Inc. stepped up with a $200,000 grant to purchase the building and get the rehab process started. Then, last spring, developer Larry Nelson bought the building with the goal of taking it to market.

Nelson’s “620 Corp Inc. has spent about $1.3 million on the project, including constructing a parking lot and adding the frame for a new entryway,” arts critic Mary Voelz Chandler reported for the Rocky Mountain News in last January. “He estimates another $300,000 to $400,000 will be necessary to bring the hangar up to the point at which someone can lease or buy it to use as office space.”

I wasn’t able to get a hold of Nelson or the church, so no word yet on the sale price or if the deal has been finalized.


Civic Center Park to Host Outdoor Cinema Events this Summer

Summer movies in the park! The City of Denver is in the final stages of approving a contract with a company to begin holding public movie events in Civic Center Park this summer. On Monday, the Denver City Council is expected to approve a bill that will allow the outdoor cinema company US Open Air, LLC to show films in the “meadow” portion of the park (adjacent to the McNichols Building) from July 14 through August 12.

Apparently some of the screenings will tie in with the Biennial of the Americas art events, but most of the movies will be recent releases they hope will draw as many as 1,400 viewers. The company will provide seating and a 3-story screen that rises via a hydraulic lift system. Food and booze will be sold.

Other cities have had great success with these types of open-air movies showings as a way to draw people downtown and away from the suburban multiplexes.  Certainly Denver’s  Civic Center Park — which is finally getting funds released for long delayed restoration) — needs events just like this to help it rise from its current underutilized status into a public space that is truly alive and engaging.

The only rub about this plan: the movies won’t be free… or even cheap. According to the presentation US Open Air made to Council last month, tickets will cost anywhere between $15 and $20. Part of this hefty price could be the fees the company is expected to fork over to the city. US Open Air will “pay a $15,000 park fee plus $45,000 for park restoration.  It will collect seat tax on tickets sold. Revenue to the City is estimated to be between $63,000 and $100,000.” Those numbers must sound pretty nice to city officials wrestling with an epic budget shortfall. But does anyone really expect 1,400 people in this economy to pay $20 bucks plus tax for an outdoor movie? That’s a month subscription to Netflix!

Heck, why not just borrow a projector and a Buster Keaton flick from the Central Library and set up a screen in the Greek amphitheater? Now that’s the true spirit of a summer movie in the park: free, fun and public.


Investors Pay $55 Million for The Metro

For my first fancy post on the new DenverInfill, I thought I’d point out this press release I came across last month noting that the multi-housing wing of CB Richard Ellis Investors purchased The Metro apartment complex at 2121 Delgany for $55 million. The property located just a baseball’s throw from Coors Field, has won numerous urbanism awards for its development and site planning, including a ULI’s Pillars of the Industry award in 2004. The purchase was the largest multifamily investment sale in Denver in 2009 and had a significant impact on how the value of the overall multifamily market in Denver is determined, according to the Colorado Real Estate Journal. “Because there are so few sales, every sale is so important to determining value. The Metro’s sale represents where market value is today,” Cary Bruteig of Apartment Appraisers & Consultants told the publication.

It could also be an indicator of another trend: as investors begin emerging from the trenches in 2010, they’re going to be taking aim at Denver’s quality urban developments first.
