The project at 6th Avenue and Logan Street is starting to come along. This was announced on DenverInfill back in December. This is going to be a 5-story apartment building including 57 units.

Work on the parking structure has begun. This will house 51 parking spaces for the apartment tenants. The Logan is one of the first developments this neighborhood has seen in nearly two decades.

Taking a few steps back you can see how much this project will effect the Governors’ Park neighborhood in the most positive way. This was a grassy field for the longest time and wasn’t the most appealing when going by it on Logan Street.

Completion for The Logan is expected for Summer 2012.

By Derek Berardi

For those of you that haven’t had the opportunity to drive through Governors’ Park lately, you may not have noticed that a new apartment project is underway. Within the past few months, Forum Real Estate Group has moved ahead with preparations for development on a vacant site at 6th Avenue and Logan Street. After fencing was raised around the site and signage was placed to market the new venture, the first signs of progress are visible. They appear to be preparing the grounds to begin construction of The Logan, a five-story boutique apartment building.

As Rory Seeber pointed out in a story covering the development in Life on Capitol Hill, the $9.9 million development will include 57 units and will include an underground parking structure to accommodate 51 parking spaces. Especially exciting about this project is not only that it will infill a vacant lot, but it is also one of the first developments the neighborhood has seen in two decades.

(Rendering source: www.forumre.com)

According to the marketing website for The Logan, completion is expected by Summer 2012. For more information regarding leasing or additional information, check out www.thelogandenver.com.

Thanks to Vicki H., here are some photos of a few infill projects underway in Downtown Denver.

First, there’s the Denver Justice Center:

South/east side (left) and east/north side of the Detention Facility:

East/north side (left) and west (right) side of the Courthouse:

Hmmm… I think I’ll reserve judgement on this project until it’s finished.

In Capitol Hill, the 1127 Sherman project is mostly done and seems to fit nicely on its small infill site:

Finally, Westfield Development’s 1800 Larimer tower, the future home for Xcel Energy’s Denver offices, is coming along quickly. The elevator shaft is already up to about the 10th floor:

Thanks to Vicki H. who’s been sending me photos from the center city districts east of Downtown for a couple of years now, today we’ve got a bunch of infill construction updates!

First, the Park Avenue Apartments (formerly Uptown Apartments) project at 19th and Washington in the Uptown district (Project #20):

Also in Uptown, the big East Village redevelopment project has finally moved across to the southwest side of Park Avenue, with that project’s “Block 4″ now starting construction next to Benedict Fountain Park (Project #1):

Speaking of the East Village redevelopment project, on the other side of Park Avenue in the Curtis Park district, construction of “Block 3″ is nearing completion (Project #8):

I dig the architecture.

Also in Curtis Park are two new projects I don’t have on DenverInfill yet! First is a 6-unit townhome project at 22nd and Emerson:

and a condo/townhome project of some kind at 25th and Washington. This project is right up against The Point project and nicely completes the block. At the corner is a historic Denver Fire Department station:

In the Capitol Hill district, the new Argonaut Liquor (Project #10) opened two days ago at Colfax and Clarkson! Here’s the new building:

Finally, a new project not yet on the City Park West district page is the new Rocky Mountain Hospital for Children, located at the corner of 19th and High. Construction has recently begun:

Do you live or work near an infill project that I haven’t posted a photo of recently? If you’d like to be a contributor to DenverInfill, please send me an email (feedback “at” denverinfill “dot” com) with the photos or a link to where I can download them. Please just make sure they are higher-resolution, well-composed photos (no camera phones or shots taken through the car windshield, etc.) to maintain the high quality of this website. I will greatly appreciate it!
