Work on the parking structure has begun. This will house 51 parking spaces for the apartment tenants. The Logan is one of the first developments this neighborhood has seen in nearly two decades.

Taking a few steps back you can see how much this project will effect the Governors’ Park neighborhood in the most positive way. This was a grassy field for the longest time and wasn’t the most appealing when going by it on Logan Street.

Completion for The Logan is expected for Summer 2012.

For those of you that haven’t had the opportunity to drive through Governors’ Park lately, you may not have noticed that a new apartment project is underway. Within the past few months, Forum Real Estate Group has moved ahead with preparations for development on a vacant site at 6th Avenue and Logan Street. After fencing was raised around the site and signage was placed to market the new venture, the first signs of progress are visible. They appear to be preparing the grounds to begin construction of The Logan, a five-story boutique apartment building.

As Rory Seeber pointed out in a story covering the development in Life on Capitol Hill, the $9.9 million development will include 57 units and will include an underground parking structure to accommodate 51 parking spaces. Especially exciting about this project is not only that it will infill a vacant lot, but it is also one of the first developments the neighborhood has seen in two decades.

Also in Curtis Park are two new projects I don’t have on DenverInfill yet! First is a 6-unit townhome project at 22nd and Emerson:

and a condo/townhome project of some kind at 25th and Washington. This project is right up against The Point project and nicely completes the block. At the corner is a historic Denver Fire Department station:

In the Capitol Hill district, the new Argonaut Liquor (Project #10) opened two days ago at Colfax and Clarkson! Here’s the new building:

Finally, a new project not yet on the City Park West district page is the new Rocky Mountain Hospital for Children, located at the corner of 19th and High. Construction has recently begun:

The project is being built by Provident Construction. The project should be completed Spring 2009. The site was previously a surface parking lot, so even a small project like this helps restore the fabric of our urban core.
