			<content:encoded><![CDATA[<p>As many of you may have already heard or noticed, yet another residential project has broken ground in the RiNo area. Since there have been bits and pieces of information regarding “RiNo Center”, it’s time to present a quick rundown on the highlights of the project. Located at 32<sup>nd</sup> and Brighton Blvd., RiNo Center is the latest project in that part of town to throw up a chain link fence and start pushing around the fresh spring soil. The 4-story building will include 205 units and 262 parking spaces. Also notable, the development will include a clubhouse and a 15,000 square foot courtyard.</p>

<p>Though the project is located in a section of the city that most would consider cut-off, or lacking in amenities, future residents may beg to differ. Those new to RiNo Center may actually find that they have lifestyle options which are unavailable in most other neighborhoods throughout the city. As a TOD (Transit-oriented Development), RiNo Center will be within walking distance from a commuter rail stop, offering alternative transportation options for its residents. In addition, the one-of-a-kind urban market “The Source” will be literally next door to offer a variety of services sure to boost quality of life in the neighborhood.</p>

<p>Paired with Denargo Market a mile or so down the street, these projects are helping to form a critical mass northeast of downtown. As services, residences and support functions continue to fill into the neighborhood, it will only become more liveable and energetic.</p>

			<content:encoded><![CDATA[<p>As promised, we have some additional information on the Denargo Market project that Ryan posted about yesterday.</p>
<p>First, here&#8217;s a site plan to get you oriented. The yellow line shows the entire development&#8217;s general boundaries, which is planned to occur in two broad phases. The white lines show the alignment of new streets within the project&#8217;s first phase, the southeastern half. The second phase (northwestern half) could include a realignment of the Denargo Street/Arkins Court intersection, as well as a new park along the South Platte River. The area filled in with orange is the site of the apartment project that is currently under construction, which you could think of as Phase 1 of Phase 1. This first image below was created by me. The rest of the images were taken from the <em>Denargo Market General Development Plan, Amendment #1, Site Plan Filing #1</em>, which is on file with the City.</p>

			<content:encoded><![CDATA[<p>There has been a lot of speculation around what is going on in the Denargo Market in the River North neighborhood and what is being developed. There is a crane up and there is something being built which makes it one of the more mysterious developments Denver has seen lately because there is no website, and no renderings of this.</p>
<p>But, even if there are no renderings to be found for this project, I am happy to share some details of the project. MPC Construction (who&#8217;s website is currently non-existant) appears to be the construction manager, and <a href="http://www.cypress-advisors.com/investments/mu_denargo.html" target="_blank">Cypress Real Estate Advisors</a> is the developer and owner. Here are some pictures of the site which is located between Brighton Boulevard and Denargo Street.</p>

<p>This particular project titled &#8216;Denargo Market Apartments&#8217; is going to be a 5-story, 301 unit Class-A apartment community according to the sign that is outside of the project. Hopefully soon renderings will be released so we can see the design aspects of this project.</p>

<div><span style="font-family:trebuchet ms;">A new urban mixed-use project named Beleza is coming to Brighton Boulevard in the </span><a href="http://www.denverinfill.com/neighborhood_pages/river_north.htm"><span style="font-family:trebuchet ms;color:#3366ff;">River North</span></a><span style="font-family:trebuchet ms;"> district.</p>
<p>The first phase of the new infill development, located at the north corner of Brighton Boulevard and 31st Street, will consist of 66 residential condominium units and approximately 20,000 SF of retail space (restaurant/bar and a specialty grocery store) in a 14-story tower. Two underground and two above-ground parking levels will also be included. The project is being developed by Curt LeRossignol and Neil Boucher of River North Properties LLC. The project architect is <a href="http://www.technearchitecture.com/"><span style="font-family:trebuchet ms;color:#3366ff;">Techné Architecture</span></a><span style="font-family:trebuchet ms;"> and the general contractor is </span><a href="http://www.tommartinconstruction.com/index1.htm"><span style="font-family:trebuchet ms;color:#3366ff;">Tom Martin Construction.</span></a><span style="font-family:trebuchet ms;"> </span></p>
<p>The entire development site owned by River North Properties totals approximately 8 acres and is located between Brighton Boulevard and Arkins Court north of 31st Street. Visible in the GoogleEarth aerial below, the assemblage consists of the property right at the corner of 31st and Brighton and the two large warehouse buildings immediately to the north. Several additional mixed-use buildings are envisioned for the site as future phases.</p>

<p><span style="font-family:trebuchet ms;">One of the interesting aspects of the project is its proximity to the South Platte River. The developers are currently working with the City of Denver&#8217;s Parks &amp; Recreation and Public Works departments on the possibility of vacating a portion of Arkins Court north of 31st Street. This would allow for the creation of a new park that would stretch for several blocks along the northwest side of Beleza to the banks of the river.</span></p>
<p>Currently there&#8217;s a temporary sales office for Beleza at 1620 Market Street, with a permanent sales office in development at 1575 California scheduled to open in mid-September. 			<content:encoded><![CDATA[<p><span style="font-family:trebuchet ms;">I recently had the opportunity to take a behind-the-scenes tour of the TAXI project in the <a href="http://www.denverinfill.com/neighborhood_pages/river_north.htm"><span style="color:#3366ff;">River North</span></a> neighborhood. Thanks to Kyle Zeppelin and the rest of the folks at <a href="http://www.taxibyzeppelin.com/"><span style="color:#3366ff;">Zeppelin Development</span></a>, I was able to check out the very cool TAXI Phase 2 project currently under construction along the Platte River just north of Downtown. Phase 1 was the renovation of the former Yellow Cab Company terminal into a 28,000 SF office/studio multi-tenant commercial space. Phase 2 is a new &#8220;landscraper&#8221; building that&#8217;s 550 feet long and features 44 two-story residential units above 14 ground-floor commercial spaces. </span></p>
<p><span style="font-family:Trebuchet MS;">Inside the colorful Phase 1 building, the TAXI theme is evident throughout. The site still features the taxi company&#8217;s old radio transmission tower. In fact, the Phase 2 building wraps around the tower&#8217;s guidewires and anchor as a design feature.</span></p>

If you haven&#8217;t gone to check out TAXI yet, you should. It&#8217;s an interesting part of town to explore and a great urban infill project!</span></p>

			<content:encoded><![CDATA[<p><span style="font-family:trebuchet ms;">In yesterday&#8217;s <em>Rocky Mountain News</em>, John Rebchook reported that Cypress Real Estate Advisors of Austin, TX has acquired the 29-acre Denargo Market site north of Downtown Denver, with plans to redevelop the site into as many as 2,200 residential units in buildings as tall as 22 stories. The Denargo Market area is an industrial enclave in the <a href="http://www.denverinfill.com/neighborhood_pages/river_north.htm"><span style="color:#3366ff;">River North</span></a> district with a land-that-time-forgot feel to it, yet it is only three-quarters of a mile from Union Station. The Denargo Market area represents the last significant area on the perimeter of Downtown Denver that hasn&#8217;t yet undergone a revitalization or transformation of some kind. Its redevelopment will essentially give Downtown a 360-degree ring of renovated, reinvented, or reenergized urban districts.
