Golden Triangle District

The Golden Triangle district is situated in a prime location immediately south of Downtown Denver, and holds the promise to be a great urban district.  The area's proximity to the Denver Art Museum, the Denver Central Library, and several other major arts and cultural institutions, along with the eclectic businesses of South Broadway and the popular recreational trails along Cherry Creek, have propelled the area into the spotlight of the City's infill developments. Still plagued by dozens of ugly surface parking lots, the district witnessed a flurry of residential projects in late 1990s.  Now, with the multi-million dollar public investments in the Denver Art Museum expansion and the Denver Justice Center, the Golden Triangle is poised for another round of development.

The Golden Triangle's northern boundary is often regarded as W. Colfax Avenue, which overlaps with the Civic Center area of Downtown Denver.  For those projects located north of 12th Avenue, please see the Civic Center district in the main Downtown section of DenverInfill.com.

The Prado

The Prado is an 18-story, 108 unit condominium tower developed by BCN Development that was completed in 2002.  The project was the second tower built by this developer in the Golden Triangle
--the first being the Belvedere located in the Civic Center subarea on Block 023-W.  The Prado also features underground parking and ground-floor retail.

Piranesi

The 5-story project is being developed by Trademark Communities.  It is planned as a 44-unit condominium project slated for the northeast corner of 11th and Delaware.  Construction began Spring 2006 with completion planned for Summer, 2007.  Project website and Image credits: 1:

Golden Row

This project consists of 6 townhomes in two phases on the vacant lot between two mid-rise residential projects on the 1100 block of Cherokee Street that were themselves infill project during the 1990s.  The Golden Row townhomes are being developed by Cherokee Street, LLC and are designed by Sprocket Design-Build.  The project is slated for completion in 2006.

1000 Speer

This project, known as 1000 Speer, is planned as a 20 story residential project for the parcel located at the corner of W. 10th Avenue, Cherokee St., and Speer Boulevard.  The project will feature ground-floor retail along the Cherokee Street side of the project.  1000 Speer is currently in design review and more information will be posted when available.  The project developer is Snavely Development.

Boulevard Lofts

The Boulevard Lofts is a 4-story, 290 unit apartment complex developed by the Hanover Company.  It occupies the entire block bounded by Speer, Bannock, Acoma, 8th and 9th.  The project consists of a multi-story parking garage surrounded by residential units.  The project was completed in Spring 2006.

1135 Broadway

The 1135 Broadway Residences is an 8-story, 96 unit project developed by the Burgwyn Company that was completed in 2006.  The project features two levels of underground parking, 6,000 SF of ground-floor retail space, with 67 of its units restricted to those with 50 and 60 percent of AMI income levels.  Image credits: 1: www.lantz-boggio.com.  Archived Photos (05/2005): 1

The Beauvallon

The Beauvallon is the third project in the Golden Triangle developed by BCN Development.  The project consists of twin 15-story towers and contains 145 for-sale units with ground-floor retail and underground parking.  The project was completed late 2004.

1200 Elati

The 1200 Elati project is a 10-story affordable apartment tower planned by developers Burgwyn & Malik, who also developed the 1135 Broadway project (Project #6 above).  The project will include 63 units, of which 28 will be 1-bedroom units, and 35 will be 2-bedroom units.  The project will also include 71 structured parking spaces and 1,000 SF of ground-floor retail.  Construction began in January, 2007.  Photos: 2 (5/2007), 3 (7/2007), 4 (01/2008).

816 Acoma

816 Acoma is the second project for Hanover in the Golden Triangle.  The first, the Boulevard Lofts (see # 5 above) was completed Spring 2006.  816 Acoma consists of a 16-story tower across Acoma Street from the first project, with 224 for-rent apartments.
