The section of the Highland district
east of Tejon/Umatilla, often called Lower Highland, sits on the bluff
overlooking Downtown and is currently enjoying a surge of historic
renovations and new infill projects. This part of Highland also contains
the northwestern tip of the diagonal Downtown street grid, with Central,
Boulder, and Erie Streets being the last of the Downtown named streets
that begin at Colfax and Broadway with Cheyenne Place. The new
Highland Bridge that spans Interstate 25 extends the 16th Street
pedestrian corridor from the Central Platte Valley into Highland. A
vibrant retail and entertainment area has developed around the block
bordered by 15th, 16th, Boulder, and Central Streets and pairs nicely
with the Platte Street retail district on the other side of the bridge
in the Central Platte Valley.
Most of the new development in this part of Highland consists of
townhome and smaller condominium projects in scale with the surrounding
historic structures.

Highland Bridge

The Highland Bridge
over I-25 is one of three new pedestrian bridges to link the Highland district to
the Central Platte Valley and Downtown and creates a pedestrian
corridor to the Civic Center
area that extends a distance of 1.75 miles.

The Dakota

The Dakota is 61-unit,
5-story condominium development located at the corner of 15th and Central
just across I-25 from the booming Central Platte Valley. The
project features ground-floor retail and was designed by Buchanan
Yonushewski Group. The building's location
high up on the Highland bluff along I-25 gives it great visibility and
great views of the Downtown skyline. Construction was completed in
Spring, 2005. Project website:

Highland Crossing

The Highland Crossing project consists of two buildings totaling 49 units
at 17th Street and Boulder Street. Originally conceived as a
4-building project, the two smaller buildings were completed in the summer
of 2002. The remaining two buildings, one 6-stories and the other
7-stories, would have been located toward Central Street in front of the
two that were built.

Lofts

The CityView Lofts were
completed in 2000 and feature 10 units in a 5-story building with an
unobstructed view of the Downtown Denver skyline.

in the middle of the block along W. 32nd Avenue between Tejon and Shoshone
Street. The project was completed in 2002 and consists of 24 units
in a 5-story building with great views of the Downtown skyline.

Highland Lofts and the Shoshone Lofts, this vertical triplex features
luxury units between 2,500 and 2,900 square feet. The project

Avenue and Navajo Street, this 3-unit stacked flats development fills a
vacant corner lot on a block that is home to several historic duplex and
row house residences and across the street from a small cluster of
neighborhood retail businesses. Construction was completed in 2006,

project consists of 7 townhomes planned for an L-shaped parcel that
is located on the 3300 block of Shoshone and the 1800 block of W. 34th
Avenue. The project is being developed by Dorado Development, and

completed in the Fall of 2006. The project architect is

is a small mixed-use development at the northeast corner of West 33rd
Avenue and Osage Street, consisting of a neighborhood restaurant and
lounge, a wine store, and four loft condominium units. An existing
small historic building at the corner will be incorporated into the
project. Construction timeline is currently unknown as the project
