A new transit-oriented office development known as T3 RiNo is planned for 3500 Blake Street.
To be developed by Hines, McCaffery, and Ivanhoé Cambridge, T3 RiNo will fill the half block along Blake Street between 35th and 36th streets, directly across from the 35th Street Pedestrian Bridge and just a block or so south of the 38th and Blake commuter rail station on RTD’s A line. Hines recently completed 1144 Fifteenth, a striking addition to the Downtown Denver skyline.

The “T3” in the project name is short for Timber, Transit and Technology. The 6-story building will feature a refined industrial, heavy-timber-structure design. The 250,000 square foot office building will include around 20,000 square feet of ground-floor retail space as well as common social areas, outdoor terraces, a fitness center, and a bike room.
Below is a rendering that Hines has confirmed is preliminary, and that the design of the building is still being refined and that updated renderings are in the works. A Project Concept Review Plan for T3 RiNo was submitted to the city in November 2018. The project has since advanced to the next stage in the development approval process with the filing of a Site Development Plan to the Denver planning office on March 12, 2019, which is still under review.

There’s a T3 in Minneapolis that looks very similar to this — any connection?
Yes, same developer. The Minneapolis project was the prototype. Now they have similar ones planned for Denver, Atlanta, and a couple of other cities I believe.
Four new projects over four days?? We are truly blessed. Thanks, Ken! Looking back at how many new projects have been announced the last six months, I feel like this development boom isn’t over yet. Either that or we had a little lull in fall 2018 and these new projects will be the start of another boom. I hope that’s the case. I was worried we were seeing the beginnings of a recession which would translate into fewer proposed projects at a time when we desperately need housing. And we still could be entering a recession soon but all these new projects (especially the hotels) make me more optimistic about how Denver’s economy (and tourism and convention industries) are expected to perform in the near future. Okay, rant complete!
Sure it is only 6 stories? I know the rendering is preliminary, but I count 7 floors, plus a rooftop deck?

So no new parking? I hope that’s true as we need to start actually encouraging these transit oreinted developments to actually use mainly transit. We need parking maximums and a large percentage of affordable units for residential around transit so we actually have people who will use the transit.
