In Part 1 of our completed residential projects roundup, we looked at six projects on the eastern side of downtown that recently wrapped up construction. In this Part 2 post, we will check out six multifamily developments that have opened in the past few months on the western side of downtown in the Golden Triangle, La Alma/Lincoln Park, and Lower Highland districts. Let the “Final Updates” commence!

Parq on Speer
Located along Speer Boulevard at Bannock Street, Parq on Speer adds 302 new homes to the Golden Triangle. The 16-story tower was developed by Greystar and designed by Ziegler Cooper. Previously, the site was almost entirely surface parking except for a small commercial building. View all Parq on Speer posts.

Tri-Vista on Speer
Developed by Legacy Partners, the Tri-Vista on Speer project occupies a triangular site bounded by Speer, West 14th Avenue, and Fox Street and short stretches of Galapago Street and West 13th Avenue. The seven-story community was designed by KTGY Architecture and provides 322 new homes in the Golden Triangle. The entire site was a hideous surface parking lot prior to construction. Civic Lofts
Sitting at the southeastern corner of West 13th Avenue and Delaware Street in the Golden Triangle, Civic Lofts offers 176 new homes in a 14-story building. Civic Lofts was developed by Argyle Residential and designed by Meeks Partners. Before development, this property was mostly surface parking, along with four old houses that had been converted long ago into bail bond offices (the Denver Police Department headquarters is across the street). CoLab Apartments
The CoLab Apartments at the corner of Colfax and Osage in La Alma/Lincoln Park, directly across Colfax from the Auraria Campus, provides 919 beds in 253 apartments for college students. The five-story project, developed by Carmel Partners and designed by Studio PBA, was built on a weedy lot that had been vacant since the demolition of the Vulcan Iron Works building in 2001. Ivy Residences
The Ivy Residences is a five-story condominium development located on West 33rd Avenue just west of Shoshone Street in Lower Highland. The project, developed by Elevation Capital Partners and designed by Craine Architecture, adds 26 homes to the neighborhood. A surface parking lot and a small commercial structure, vacant for at least a decade, was replaced by the Ivy Residences. View all Ivy Residences posts.

The Kasserman
Last but not least is The Kasserman, a three-story apartment community providing 100 new homes to Lower Highland. Located at the corner of 18th and Erie (on the downtown  grid) and West 32nd Avenue and Shoshone (on the metro grid), the project was developed by Corum Real Estate and designed by Studio PBA and replaced a small office building and surface parking lot.
