It has been a while since we covered Cherry Creek and as a lot of projects are beginning to finish up, more have started with a handful of new proposals scattered throughout the neighborhood. In short, Cherry Creek continues to become a thriving urban neighborhood with an immense amount of retail. Let’s start this roundup with projects that are now complete.

COMPLETED

UC Health Cherry Creek. This 88,000 square foot medical services building is now complete. With an all-glass facade, it stands out in this area as most of the surrounding buildings are heavy with earth tones and masonry. A new crossing signal has been added to East 1st Avenue just west of this project which should help alleviate some crossing headaches associated with this wide street.

260 North. Overlapping two zoning areas, 260 North features a unique stair-step structure as we’ve seen with other projects that overlap the same zones. This building provides the Cherry Creek neighborhood with 55,000 square feet of office space along with 11,000 square feet of ground-floor retail.

135 Adams. Between the time we last visited Cherry Creek and the present day, 135 Adams broke ground and is now very close to completion. This project provides 37 homes with 19 parking spaces and 21 bicycle spaces. 135 Adams takes a portion of a very large surface parking lot that fronts Adams Street towards East 1st Avenue.

Gables Cherry Creek II. Over in the Cherry Creek Triangle, two major multi-family projects have wrapped up. Gables Cherry Creek II features 140 apartment homes contained in an eight-story building. Between the step down, brickwork, and landscaping, this project helps reduce the harshness of East Alameda Avenue.

Gables Vista. Rising 12-stories, Gables Vista, formally known as Gables Jackson Street, is one of the tallest buildings in the Cherry Creek Triangle. This project features 242 apartment homes and is the third Gables project in this area. All together, the three Gables projects add 679 homes to this area of Cherry Creek.

UNDER CONSTRUCTION

Let’s now take a look at the projects that are under construction.

240 Saint Paul. 240 Saint Paul is a new office project, developed by BMC, that will feature 64,000 square feet of office space along with 12,000 square feet of ground-floor retail. This project also crosses between two zoning areas so there will be a step down towards East 3rd Avenue. GE Johnson is the contractor with Open Studio Architecture as the project architect. Below is a rendering with a few photos of the excavation taking place.

The Clayton. Also developed by BMC, the Clayton will provide more lodging to Cherry Creek North. This six-story building will feature 37 hotel rooms with 5,000 square feet of ground-floor retail. PROPOSED

With multiple projects finishing up and only a couple under-construction, there are still a handful of new projects that are proposed around Cherry Creek.

200 Clayton. Broe Real Estate Group is proposing an eight-story building that will replace two existing structures along Clayton Street. This building will provide 67,800 square feet of office space with 5,600 square feet of ground-floor retail. This project is still in the concept status so its design and breakdown will be refined as the project moves forward. Here is a rendering, courtesy of BusinessDen, and a site photo. 235 Fillmore. This proposal has been limbo for the last few years but BMC recently purchased the site and is the new project developer. If all goes to plan, 235 Fillmore will provide 90,000 square feet of office space along with 9,000 square feet of ground-floor retail. Below is a rendering courtesy of BMC. The project architect is unknown at this time.

2nd and Adams. Proposed by Roche & Company, 2nd and Adams will be a five-story all-glass building providing 52,000 square feet of office space and 7,400 square feet of ground-floor retail. This will extend the existing stretch of retail along East 2nd Avenue further east. A two-story office building and single-family home have been cleared to make way for this project. The project architect is 4240 Architecture with one of their renderings of 2nd and Adams below.

Modera Cherry Creek. Mill Creek is proposing a five-story, 95-home apartment project at the corner of East 2nd Avenue and Madison Street. This project will also contain 133 parking spaces. A two-story office building at the project site has since been demolished to make way for this development. The rendering below is courtesy of BusinessDen. The architect on record, according to the permits filed with the city, is OZ Architecture.

AC Marriott Cherry Creek. Sunridge Hotel Group is proposing a 12-story AC Marriott Hotel in the Cherry Creek Triangle. This hotel will contain 150 rooms in a seven-story structure over a five-story parking podium. The architect on record is The Richardson Design Partnership and the rendering is courtesy of Sunridge Hotel Group.

Solterra Cherry Creek. Rising seven stories, Solterra Cherry Creek will provide an independent living community for seniors. Recently, a self-service car wash was demolished to make way for this development. According to the permits, Titan Development is the developer, MOA Architecture is the project architect, and a building permit was recently filed by Brinkman Construction. As construction itself seems to be slowing down, there is still a lot on the horizon for Cherry Creek.
