Let’s head over to the Cherry Creek neighborhood to check out all the infill progress. While multiple projects have finished over the past year, the development momentum keeps going with new projects getting underway.
COMPLETED
240 Saint Paul. This six-story office building is now complete. Developed by BMC, 240 Saint Paul features 64,000 square feet of office space, along with 12,000 square feet of ground-floor retail. Like many projects in Cherry Creek North, this project crosses between two zoning areas, so there is a step down in height towards 3rd Avenue.
The Clayton. Additional lodging in Cherry Creek North is now open for business. The Clayton is a boutique hotel featuring 63 hotel rooms contained in a six-story building. 5,000 square feet of ground-floor retail is also included in this project, which has nicely activated this portion of Clayton Street.
UNDER CONSTRUCTION
Modera Cherry Creek. Construction for this five-story, 95 home apartment project has commenced. Modera Cherry Creek will rise at the corner of East 2nd Avenue and Madison Street, and is replacing a two-story office building. Currently, the cores for this project have topped out, with the first levels starting to go vertical.
200 Clayton. A new office building at East 2nd Avenue and Clayton Street is now underway. Developed by Broe Real Estate Group, 200 Clayton will be an eight-story building featuring 67,800 square feet of office space and 5,600 square feet of ground-floor retail. Excavation is taking place on the project site and is almost complete. We also have a new rendering pulled from the construction documents. The project architect is Beck Group, with GH Phipps behind the construction.
Acoya Cherry Creek. Formally known as Solterra Cherry Creek, Acoya Cherry Creek is making quick vertical progress in the Cherry Creek Triangle. When complete, this seven-story building will provide 137 assisted and independent homes for seniors. Currently, the steel structure is up to five stories with two more to go.
PROPOSED
235 Fillmore. For the third time, 235 Fillmore is back with new documents filed with the city in recent months. If the third time is the charm, the project will rise seven stories and will provide 90,000 square feet of office space over 9,000 square feet of ground-floor retail. Below is a rendering refresher and current photos of the project site, which currently operates as a parking lot. The architect on record is 4240 Architecture.
2nd and Adams. Formally an office proposal, 2nd and Adams is now going residential with a recent proposal for a five-story, 20 home condo project. This is making its way through the city permitting process, with an anticipated groundbreaking early next year. Below, we have a rendering of the project and a couple of photos of the project site. The architect on record is 4240 Architecture with Milender White behind the construction.
That’s it for Cherry Creek. It’s great to see this neighborhood evolve into a very urban, pedestrian-focused, mixed-use neighborhood.
Kin, the 50 S Steele (Broe RE Group – proposed 150 units) C-MX-12 project was approved by city council on 11/1/21. Also 5 Cook has been approved for C-MX-8. Both are in the Cherry Creek East neighborhood.
Love all the glass, I just wish these new office buildings didn’t all look identical… Regardless, this neighborhood is becoming an awesome live-work-play area.
The modern flair is certainly nice to see, but I hope they start distinguishing these glass low-rise towers at some point. They’re all starting to look like boring clones. More Jacquard Hotels pleeeeease!!!
Hear anything about a project where the old greyhound bus station is? Looks like they’ve started to tear the parking deck down.
