Construction is busy between 9th and 10th Avenue along Bannock Street. With 990 Bannock finishing up 955 Bannock going vertical, another large project recently broke ground, with a new tower crane towering above the already busy project site. Parq II, the counterpart to Parq 0n Speer, has been in the sights for a few years and is finally coming to a reality.
Developed by Greystar, Parq II will rise 17 stories and provide 310 apartment homes. Upon completion of Parq II, there will be three high-rise projects on this block: Parq on Speer (16 stories), 955 Bannock (12 stories), and Parq II (17 stories). That’s a significant amount of density on this block, and with Citizen and 990 Bannock across the street, it will be high-rise central in this part of the Golden Triangle.
Below are a few photos from around the project site. The existing structures on the site have since been demolished, with ground and utility work underway. In addition, a tower crane has been erected on the project site, pairing with the existing luffing jib crane, helping build 955 Bannock.

The Golden Triangle is not lacking projects under construction, and it is exciting to see yet another one break ground.

With the existing retail, bars and restaurants on Broadway, the builds in the Golden Triangle seem a little more walkable than parts of RINO. I hope they can avoid intruding development in the Lincoln Park and Baker neighborhoods. Nice update and appreciate your work.
I disagree! While I definitely think we should probably limit 17 story high buildings in the Baker neighborhood and the like – it is the perfect candidate for more middle housing in the 4-6 story range. I personally would love to see the Speer and Baker neighborhoods explode with middle housing development since there is so much to do in that area and can support a lot more density. I know I’d probably move there if that was the case!
I’m a big advocate for the SoBo area and think its such a gem, just needs more density and Broadway seriously needs more car lanes cut away. The Broadway bike lane is a large step in the right direction at least.
Thanks for the superb update and for taking the time out of your busy life to do so! It’s great to see the continued buildup of the GT and the new residents that brings to downtown. Now here’s hoping that the city gets serious about building out the transit options to make residents’ movement around downtown and the city center easier.

These are not bad, certainly with all evolution over the centuries in human ingenuity they could be better, maybe palace like but, aside from the monopolizing in cost of materials these days, not bad. Was wondering what happened to those two thirty something floor towers that were once proposed on the northern edge of the triangle that would break up the 12-17 floor mesa of the area?
Are those large trees outside of the danger zone? Mature shade trees are rare in Denver; I’d hate to see them go.
