I really like what the Auraria Science Building did for that – albeit small – strectch of Speer. Feels a lot more "urban" now.
Also, I like the Solera building. That's the perfect area for development in Denver. All those randomly higher-end townhouse/condo developments above 20th feel like they jumped the gun a bit. They're in an area that's still somewhat light-industrial and where there is very little – if any – retail to support the residential. Filling in the gap between downtown and those projects with residential and ground floor retail would go a long way to making those projects more attractive to buyers.
