Another large scale apartment project might be coming to the Golden Triangle neighborhood. Greystar is proposing a 16-story, 302-unit apartment project with 12,000 square feet of retail.
Today, we have some information on this project but the details are still a little sparse. The building will be located at the intersection of Speer Boulevard and Bannock, one block southeast of Joule. Here is an aerial with the project site outlined.
The site outline is not final and may change in the future. This is our best guess based on the renderings.

According to the architect, this project will feature upscale urban living, with a club room, aqua lounge, fitness center, dog park, community room, WiFi lounge, morning Room, and a 14,275 square foot rooftop deck with a pool offering views of the mountain skyline.
The construction time-frame for this project is currently unknown however, we will provide an update once we receive more information.
That rendering is epic. I am personally very worried about wild animals straying from the Forbidden Forest there north of Colfax, preying on the frontier residents of the Golden Triangle.
Also, it appears avalanches off of Longs Peak might be a concern.

MDP Engineering has a rendering of the side facing Bannock. It looks like Greystar may be going with the name “Park Point.” Also, that same site has an updated(?) rendering of the City Park project on York Street, “The York at City Park.” While still nice looking, I think I prefer the previous version better.

Ignoring the ridiculousness going on in the background of the rendering I am hoping they are just trying to show the massing and general concept of the building. If the rendering is reflective of the materiality of the building (looks like stucco in this case), then that would be rather disappointing at such a prominent corner. This would certainly beat what exists now and I do think the form of the building is reasonable it still seems like the focus is on the interior of the building rather than how the building is experienced on the street based on the project page.
Also, what is a morning room? If so, then why doesn’t the afternoon and evening get their own rooms? You can’t have a truly upscale living experience if you don’t have a dedicated room for every time of day…
How many more “upscale” apartments can Denver really support? Every planned building is upscale and at some point rentals prices are going to have to come down.
At this building will have ground floor retail. Despite all the development along Speer, there hasn’t been much in the way of making for a better pedestrian experience. This is a really good corner to have some more walkability so I’m happy to see that.
Only two concerns.
1) The west side facing Speer seems too blank as you get close to street level where the parking garage would be. Not sure how I feel about the design there.
2) I wonder if there will be any affordable units in here? I am still wondering how many millennials can afford these units? My student debt forbids me from living downtown in one of these currently. If I had none I would be a millennial living the high life in Denver.
I can only address your first concern. Based on the renderings, above the street (floor 2 and above) it is fairly blank, but at the street level there is plenty of transparency. That correlates with the site plan, which shows spaces for “dog grooming” and “bicycle shop” both of which have doors onto the sidewalk along Speer.
Imagine a beautifully designed traditional building at this corner? Like the flatiron in New York. Or any other corner in Paris, Madrid or Barcelona. These renderings tend to make these generic stucco and alucobond buildings look better than they really will become. This corner could be fantastic and a elegant example of Denver sophistication and elegance. Isn’t Denver known as “Paris on the Platte”? Not, Suburban Atlanta, Dallas or Phoenix on the Platte. Dont be fooled by its height and the artistic filters of the rendering. Its a generic stucco office building with a gigantic parking garage facing the most beautiful boulevard in the city. Finally, beautiful traditional cities would never allow the Parking garage to be so prominent. Possibly in Houston, Dallas, or Phoenix…..but Paris on the Platte should hold itself to a higher standard of development on the Spear Blvd.
Love it when I see ground floor retail. A great location and unique lot will make for some great public commercial spaces. Will liven up this current dead corner.
