In July, we announced that Seattle-based Unico Properties is continuing to expand its presence with a proposed mixed-use project, 14 Wynkoop, located along Cherry Creek between Wazee and Wynkoop streets. Just like the 1600 Market Hotel, 14 Wynkoop is also making its rounds through the Lower Downtown Design Review Board (LDDRB). In its next round of design review, 14 Wynkoop has an approval with conditions. From the submittal documents, here are the conditions:
- That the corner column at the ground floor on Wazee Street be replaced with a rectilinear pier in plane with the glazing above.
- That the storefront and garage/loading doors at the ground floor on Wazee Street be recessed no more than 5’-0” from the building façade.
- That the projecting balconies on the south elevation be inset balconies
Besides those three conditions, this means we are getting very close to the final design from a massing, materials and facade standpoint. Designed by OZ Architecture, here are some new renderings of the project. As stated above, one of the conditions is that the balconies are to be inset on the south elevation, which is pictured below. Between the glass and brick, 14 Wynkoop is going to make a great impact along Cherry Creek.

I am sure we will see one more round of renderings before this project starts. Overall, this is turning out to be a great project!
It seems odd that approval comes with the three architectural conditions listed. Why change the column, when it fits in with the rest of the building? Why make the balconies insert, which will just make the face of the building less interesting?
I would concur with Jeffrey – good points, especially on the balconies. They add interest to the facade, otherwise it’s just a boring, flat plane. Insetting the balconies is a completely unnecessary, trite requirement relative to LoDo’s character and architectural harmony.
I agree with you about the balcony’s but I agree with the board regarding the column on Wazee Street. The column at the corner matches the columns on the Wynkoop side facing Cherry Creek but not the rest of the columns on the Wazee side facing Cherry Creek. Matching those latter columns the development seem more like two buildings.
Why insist on inset balconies?
Looks perfect to me the way its. I don’t know why LDDRB is micromanaging everything.
It’s interesting that we all thought the same thing about the inset balconies. Why do they require that? The Palace lofts don’t have inset balconies and I think it helps make the building fit in better with LoDo.
