A new for-sale residential condominium development is proposed for Denver’s Lower Highland district: Grandview LoHi.
The project is located on Central Street between 17th Street and Central Court, one of two named alleys in this northwesternmost corner of the downtown street grid. Here’s a Google Earth aerial with the site location outlined:
Grandview LoHi will include 48 homes in a five-story building along with 5,000 square feet of ground-floor retail space. Ample bicycle storage and 54 automobile parking spaces will also be provided. The fifth-floor units will be double in height with mezzanine levels and outdoor terraces.
The project is being developed by Alpine Investments, with Cuningham Group as the architects. Here are two renderings by Cuningham, courtesy of the development team, showing the proposed multifamily residential structure. The first image shows the view along Central Street with 17th Street on the left, followed by the view of the opposite corner with Central Court on the right. The building’s primary facade material is contrasting white and black brick.
Two small structures currently occupy the site, which are scheduled to be razed by the end of the year. Construction should begin in the spring with completion targeted for Spring 2019. For inquiries, contact Kentwood City.

Noice! I think there were some townhouses proposed for at least a part of this land, goes without saying how much better use of the land this is. With those views and being the only condo project in LoHi I expect these to sell and sell well. Good looking rendering, love the material choices. Love they are including retail, this was a dead section of Central, I believe with this and the new retail at Centric, the street will be significantly more activated.
What a beautiful project! This is exactly what Denver needs more of: thoughtfully designed, for sale condos, walkable to the urban core. When are they accepting deposits?

Does anyone know what happened to the beautification plans for Central Street? When they did the I25/ retaining wall work a few years ago, I though there was a plan to add trees and other landscaping along the open space on Central to create some beautification and noise reduction from the highway — so far its remained a dirt strip that attracts garbage?
Yes, it’s part of the GoBond 2017. Get out there and vote yes so it gets funded 😉

Great info Derek. A quick search of the Go Bond 2017 shows this project in the potential list, but I couldn’t find any thing of substance. Do you have any resources as to what the Central St Promenade might look like or include? Also any insight on whether this project would happen if the Bond passes? Or is it just if the Bond passes it might happen?
