The Industry Denver Apartments in River North is making great progress. The project has topped out and the facade is now starting to go up on the building. As a refresher, this is a nine-story building taking up a very large surface parking lot that will provide 277 new residences to the neighborhood.
The brick facade complements its neighbor, Industry Denver, and is arguably one of the most aesthetically pleasing projects going up along the Brighton Boulevard corridor.
The rest of the building will also be clad in brick, including a portion of the three-story parking podium that faces the gas station to the north.
The Industry Denver Apartments should be opening up early next year. We will swing around then for a final update of this project.
While I do agree that this is an aesthetically pleasing building, I think it is really unfortunate how many buildings are going up along Brighton with no retail. I think we will look back on that as a big missed opportunity. The bones were there for a great street with great retail, but as it stands, things like the Source and Industry will stand as small islands of retail among a long string of inactive residential. At least this building looks like it could be retrofitted with retail uses, but buildings like the Mill Creek product or the Dylan will never have retail.
That’s a good point. However, I think there’s still plenty of room for retail. I believe the ground floor of the Catalyst project will have some minimum. Plus, Natural Grocers has opened up at 38th and Brighton. The Revolution 3600 project was supposed to have a food market/hall (if it gets off the ground). I think we will probably see more retail influence once Brighton is reconstructed and much more inviting.
