A new multi-family residential community by AMLI is planned for the Denargo Market area just north of Coors Field. Currently called AMLI RiNo, the development will include 390 apartment homes in two structures: a seven-story building at the southern end of the site, and a six-story building at the northern end that steps down to five stories towards the South Platte River. Below is a Google Street View of the four-acre site that is roughly two-thirds vacant land and one-third covered by a 1960s-era warehouse.

The 390 units will be comprised of a mix of studios, 1-bedroom, 2-bedroom, and 3-bedroom units. Amenities will include two club rooms, two rooftop decks, a pool, and two outdoor courtyards with cabanas, fire pits, a badminton court, and a community garden. Parking will be provided at one space per unit and will be wrapped by residential and other building functions. A private drive between the two buildings provides vehicle access.

The interior design of the common areas will incorporate items salvaged from the old warehouse on the site, and the project is seeking LEED Gold certification.
Abatement and demolition are underway and construction should begin in April 2018. If all goes as planned, the project should open about 26 months later.
Much needed around the river – pedestrian bridge is a nice touch. I would like to see a departure from the corrugated metal, though. Horizontal balcony railings would also be more aesthetically pleasing, but maybe that will change from this rendering.
While I agree horizontal railings may be more aesthetically pleasing on a project like this, they are unfortunately very problematic due to the fact children can climb up and at times over them, presenting a significant safety concern.
I was wondering when the renderings were going to come out for this one. This particular area will need further TLC though moving forward. The riverfront in that immediate area is less than stellar….
I really wish this area would provide more first floor retail. RiNo & Brighton are infilling so much that transitioning Denver to a walkable city is gonna happen. But Denargo Market is so driver focused, and if you do walk, you have to walk a bit to get to the retail. Maybe it will come with time? But seems doubtful with these larger corporate complexes.

Any building that spells “Hi” when viewed from above is OK with me.
It is very hard to get excited about a project like this. It is a typical mid-rise with nothing that moves the needle on innovative and unique places to live. It isn’t bad at all, but it certainly is no sort of game changer for the area. Just another apartment building.
