Parq on Speer Update #4

Parq on Speer is trekking along as it is now over halfway up with some facade elements starting to show. As a refresher, this project will rise 16 stories and provide 302 apartment homes to the Golden Triangle neighborhood.

Along Speer Boulevard, the building will feature a rounded edge on both the northern and southern ends. In addition, you can see the red brick facade start to go in on the ground level. When revisiting the renderings, the first few floors will have a dark brick facade with lighter brick for the upper floors.

Staying along Speer Boulevard, here are two additional photos from across the Cherry Creek.

Let’s wrap up by going around the the east side of the project. The south end of the building curves with Bannock Street and terminates just before West 10th Avenue. It appears that the four-story parking podium will also be covered on this side of the project.

Parq on Speer still has a bit to go as leasing is expected to begin around summer of next year.

With all these residential units getting built on Speer, is there any word on up grades to pedestrian access to cross Speer blvd? It’s not very inviting right now…

Anyone notice the 5-story gray building across Bannock has the “rental fence of doom” around it? I think it is a Denver Health office or laboratory facility. Based on recent experience, this would seem to indicate imminent demolition. Am I misinterpreting something, or do we know about a new project happening?

It’s going to be a 15 story apartment tower at 10th & Bannock and a 14 story apartment tower next to it on the parking lot between 9th & 10th on Acoma St. Lennar is the developer.

Wow…finally some density in this parking desert. Thanks!

There is another proposal down the street for a 17 story apartment tower on the parking lot at 12th & Acoma (1120 Acoma St). Holland Partners is the developer/builder. I’m hearing there may be a condo tower in the works along Speer as well…

There is also a 10 story office building planned for the site immediately to the north of this building.
