A new office building is under construction in the Cherry Creek North neighborhood. Dubbed 260 North, this new office building will feature 11,000 square feet of retail space along with 55,000 square feet of office space on the upper floors. Below is an aerial with the project site outlined.

As you can see in the header photo, this project is already under construction with some vertical action already taking place. A tower crane is up on the site, and while underground work is still underway for the three levels of below-grade parking, the elevator and stairwell cores are beginning to rise above the street level. Finally, here is a rendering of the project courtesy of the developer, Elevation Development Group. Due to Cherry Creek’s stair-step zoning, 260 North has a step-down in height towards East 3rd Avenue because it crosses over two zones; C-CCN-8 and C-CCN-5. Denver based Open Studio Architecture is the firm designing 260 North with GE Johnson as the general contractor.

Once complete, Lario Oil Company will be moving their Denver division office, which they are currently subletting in Lower Downtown, to this new building. Completion is expected sometime in 2020.
