Capitol Hill has block after block of tightly knit density, but as you move closer to Broadway, craters, or surface parking lots, break up the urban fabric. However, this is starting to change as another underutilized lot is going away in Capitol Hill! Just down the road from 820 Sherman, another residential project is proposed for the corner of 7th Avenue and Sherman Street! Here is a map with the project site outlined.
Present day, the site consists of a small single story office building surrounded by surface parking to the north and west. This lot is clearly in need for an upgrade.

Currently, there is no word on when this project is expected to break ground nor is there information on who the builder is. We will keep you posted as soon as those details come around!
Another building that makes other buildings look good.
More dull rectangular boxes with rectangular windows.
In other words, blight buildings. The ones which people will be clamoring to knock down in a decade or two.
Is there some reason why developers are unable to design anything remotely pretty — and by pretty, I mean *curves*? Imagine this rendering with rounded window cornices and a big cornice at the top, and suddenly it would look good.
Probably the reason is just that developers are cheap…
If it ends up brick, especially the cream colored north side, it should be pretty nice. Hopefully not all stucco like The Logan. Sherman south of the Capitol is a beautiful street with historic apartment buildings (Poets Row) and huge trees that deserves great infill.
Any word on the Speer Boulevard Apartments right next door at 6th and Grant? They have drill rigs on site.
I do like this project and it’s use of brick. The only critique I have is that I wish they would preserve that beautiful building that fronts 7th by the alley. Other than that I look forward to seeing more density added to the area.
Doh! Sorry, I just realized I was thinking of the parking lot across the street on 7th! This just goes to show how much help this area needs when we are getting our parking lots mixed up!
