In case you didn’t hear the news, Denver’s 45-story Four Seasons Hotel & Residences project on Block 074officially broke ground Monday afternoon. What a relief it is to have that long-planned project finally underway! It will have a big impact on the Denver skyline.

so WHAT is the deal with the Spire? It is pretty much dead over there!
Will it really have a big impact on the Denver skyline? Judging by its floors, it will be quite a bit shorter than the "big three." I guess it depends on the height of each story.
Well the top of the structure is roughly 540 feet, so think "1999 Broadway" height. But add the spire, this guy is up to 635 feet. So, it will be the 4th tallest in Denver once done, only 63 feet shorter than cashie.

The penthouse that sold for $10 million was about 6,000 SF? That's almost $1700 per square foot- New York City pricing!

I don't think Spire is looking good! I don't really know how they gonna pull a pre-sale when they don't even have a SALES CENTER!!
You can't just call people on your interest list and make them buy a 200+ condo!! That's not gonna happen!! I think they better construct a sale center soon and try to borrow short term money from their equity and keep constructing the building! They may have chance to get things going.
Given the location and the lack of bildings surrounding 14th and Lawrence, the Four Seasons should stand out in our skyline.

yes..the 6000 s.f PH sold for 10 mil
and the other PH about 5500 s.f sold for 8 mil….
I check the four seasons private residences in Miami, thier based price is about 900,000 for about 1100 s.f compares to 800,000 for 970 s.f in Denver.
BTW, four seasons in Miami is 70 floors, though!!!

Anon 11:42, I was thinking the same thing. It will probably be about the same height as 1999 Broadway. For being such a beautiful beautiful building, it deserves to stand out.
Hey btw, this wasnt just a ceremonial groundbreaking, theyre actually working at the site doing excavation.
Also, they've bulldozed the old Mercedes repair shop building at 12th and Lincoln. I think the ad for a new office building might actually be true!
So is Spire construction stalled because funding was pulled? I heard that plans for a office building next to the Four Seasons that were shelved due to 9/11 may be back on. Also are there plans for a new condominium/apartment building at 8th and Lincoln? If anyone knows anything about these projects please do tell.
Now that the Fontius building is finally being renovated I would love to the Cottrell building demolished. I think a House Of Blues would be perfect at that site. Then, once the W hotel is built, all 16th Street will need to be nice from end to end is the renovation of the Colorado Building. I think street cars around downtown and into the neighborhoods is a great idea. Where I live I would love to have a streetcar from downtown, along 38th Avenue into Wheat Ridge. Also a North-South streetcar along Federal or Lowell from the commuter train line to Arvada/Wheat Ridge to the "Gold" light rail line to Golden, serving Regis University along the way would be awesome.
If I am allowed to dream, I hope Denver gets the 2018 Winter Olympics. I think the Olympic plaza should be at the Market Street bus station site, along with a year-round market like Pikes Place (Seattle), Ferry Building (S.F.), Eastern Market (D.C.), etc. I think the Olympic village should be built at the Greyhound bus station site. If they need room they also build on one of the adjacent blocks. This site would be great because it would be a nice attraction/anchor for this area of downtown, next to the Ritz-Carlton, and would be a perfect gateway to the Arapahoe Square area. One other thing, the downtown Target store should be built at 15th and Champa where the data storage building sits (across 15th Street from Tarantula Billiards. What do you think of my ideas?
I know this is totally off the subject, but Ken do have any information on Modrian City Homes. (One Lincoln Park's redevelopment of 1800 Glenarm into residential condos). I know their planning one unit per floor (2,200SF to 4,200SF).
anon 12:00, dreaming is fine, but the sites you have just mentioned would not be NEARLY sufficient enough to hold any sort of Olympic buildings. Denver, I imagine, would have to build these structures outside city limits on the east side of town or around Golden. I simply can't think of any other viable spots in inner city Denver (save Stapleton?). Still a nince thought for DWO in 2018.
On another subject's note, I too would like more info on the current state of affairs for Denver's office market. Ken? I know you or bcp from SSP are hiding something VERY big in the inner core of downtown…a new tallest would be my dream. I will accept however, any tidbits of info on Tabor II, 1100 15th Street, potential projects on Lincoln/the northeast downtown area, etc. Perhaps a blog article on current "early proposal" projects in the making? I know there are others out there not as far along that I would love to hear about.
FYI, 1900 16th Street and 1800 Larimer look like a go to me, so they don't count. 🙂

anon: 9/29/2007 12:50 before I say what i'm going to say, let me say that I do not have any definite information to the following: but about two months ago, I made a prediction that within a year (so we're now down to ten months) there will be an announcement of a new "tallest building in denver" project. Again, this is a prediction. Potential locatations: 17th / Curtis or 15th / Arapahoe or . . .
I also won't be the slightest bit surprised if the name "trump" gets attatched to it.
Again, I don't have any definite information to this effect, but let's see what happens between now and late next july.

OMG guys, there is no talk of Trum building in Denver and there are NO permits for Trump, Tabor 2 or 1100 15th Street. Let's not get ahead of ourselves!
i only said "i have a feeling" i didn't say that i knew anything or . . . .
i said a couple of years ago that once they opened up the se light rail and with fastracks underway there would be the beginnings of a very large flurry of building activity downtown.
Like i also said, i have a gut feeling (and nothing else) that by next summer you're going to see the beginning of something BIG.
