The surface parking lot on 14th Street between Lawrence and Arapahoe that covers about two-thirds of Block 074–the site of Downtown Denver’s proposed Four Seasons Hotel & Residences tower–has been closed.
The parking lot is empty of cars and concrete barricades are now in place closing off one lane around the perimeter of the site. Take a look (many thanks to Bob H. for the photo!):
I’d say this is a very good sign construction on the long-planned 45-story tower is about to begin!
Spire better sell some units before thay can find another lender, especially when they say they are aimming younger generation. From lender's stand point, it is more risky for them compare to those high-end project!
They are trying glass house's strategy at the wrong time!! Good luck for them!!

Construction Fencing is up as of this afternoon. Moving along at a nice clip.
remember that the money is already in place for this tower from the owner alone, from the sale of the teatro, ha haa, so haters, denver will have a new fourth tallest. and soon afer this one we will have a even newer fith tallest when there neighbor great gulf group building starts to rise later this year.
I'd think the Feds move yesterday will open up some credit. The Spire should move along soon.
I know the Glasshouse sold quickly and some of the units have changed hands a few times. I can only assume that these sales have slowed down. Is there a lot of inventory in the Glasshouse?
If you have lived in Denver for more then five years your not a "hater" your just being realalistic when it comes to new construction in downtown Denver. And the sale of the Teatro does not come close to covering the cost of the new building, nor would any builder put all of his own money into a project. If they can't borrow, it won't be built.
Ok, anon.9:44 I have been in denver my whole life, but you are who im talking about when i say haters, you just know that this building is not going to be built, I know, I know, your not up front saying it, but you believe it, but all im saying is this watch it rise then jump on the band wagon!

Too bad about the Spire. The market they're aiming for is completely unserved.There is plenty of product available for 500k plus but nothing starting around 200k like the Spire. The Glasshouse sold in this price range and they were rumored to have nearly 10,000 names on their interest list. I signed up within days of the website launch and they never bothered to contact me or anyone else I knew who did. There's probably enough demand downtown to fill two or three Spire's.
There are currently 44 re-sales at the Glass House. At one point there were more than 50 (lets talk about a bubble)

There are 44 re-sales at the Glasshouse because they never contacted any one who really wanted to live there. A large portion of speculators trying to make a buck doesn't mean the demand wasn't or isn't there – it simply means a whole lot of units were reserved for their realtor friends. The same unit that probably sold for 225-230k is now back on the market for 270k. Like I said, if you come to market between 200-300k the demand is there. There's plenty of people who want to live downtown but don't have 500K. The Spire will sell out in couple of months if Nichols stays with his original price model.
Anon 6:57 thats a bunch of crap about Glasshouse. I was contacted on several occasions. So, you're information is incorrect.
Anon 10:16- that is not a bunch of crap about glass house. I was on the list for what it seemed like was forever, I kept getting the emails but no phone calls and I was ready to buy. The units were all sold to everyones friends but no one like me who actually wanted to live there. I was very dissapointed.
