The Colorado Coalition for the Homeless has started construction on an apartment project between 21st and 22nd on Stout Street, known as the Renaissance Stout Street Lofts. This project will provide 78 units targeted for a variety of incomes including affordable housing. Amenities include a computer room, courtyard, social service workers easily available, and underground parking.
Let’s take a look at a few renderings courtesy of The Colorado Coalition for the Homeless (click on the link for some groundbreaking photos as well). This is going to be a five-story structure taking up almost the entire length of the half block while being set back at the entrance. As seen in a lot of apartment designs lately, there will be a rounded facade on one corner.
Now for a look at the site. This is a very barren area of Arapahoe Square that has been riddled with parking lots for many years. Seeing another large lot disappear this close to central downtown is always exciting!
Groundbreaking was on January 30th and they are expected to open April of 2014. Empty lots are disappearing quickly in Arapahoe Square and we’ll be covering another one going away later in the week!
CCH is really doing some great work in Denver. This project looks great.
Although there’s been anxiety expressed by some people who live in and around Araphoe Square’s concentration of low-income housing and homeless service centers, this CCH project really elevates the quality of life of hundreds more people, who should have a rightful, dignified place to live with more fortunate people all around them. It moves many more people off the streets at into secure, clean housing, where they can co-exist more comfortably with other classes and types of people — becoming a true urban mix! CCH does great work, all over the city.
Very nice looking building! Obviously a huge upgrade for what was there previously.Hopefully the momentum will continue in eradicating the surface lots in that area.
Looks like this is only on the Stout half of this block. Is that correct? I hope this doesn’t flatten the Mercury.

Anybody know if there is a rent requirement to live in this building for the CCH customers?

I imagine many of these residents do not own a car. Are parking requirements lower for this project?
On site parking count is determined by Denver zoning. For projects that contain a certain percentage of dwelling units at 40% (I think) AMI (average median income) the required on site parking count is lowered. Sorry I don’t know the exact numbers, but that’s why lower income/affordable developments get away with less parking than market rate.
The tower crane base is now installed. It looks like this project is moving along nicely!
