Over in Cherry Creek North, Columbine Street between 2nd and 3rd Avenues is gearing up for a huge redevelopment. First we will be looking the east side of Columbine Street where a full half-block mixed-use project is proposed: 250 Columbine. Currently, most of the multifamily projects proposed or under construction are rental units however, 250 Columbine will have 80 for-sale units. Here is a map of the area with the site outlined.
Western Development Group will construct an 8-story, 70,000 square foot office building facing 2nd Avenue and an 8-story condo building that steps down towards 3rd Avenue. This development will also include two floors of underground parking and 38,000 square feet of retail with an outdoor patio for a restaurant. Currently the site is occupied by three buildings which will be demolished to make way for 250 Columbine.
Last November, Denver approved the zoning for 250 Columbine and Western Development Group plans to break ground late summer/early fall. Once site preparation is complete, this project will take just under two years to finish.
If this keeps up, then the corners of Cherry Creek that have character will be lost. I kind of like some of the funky parts of this area of town. These new building, while looking very nice, will probably have retailers that are parts of chain companies, etc.

that is one hell of a land deal! nicely done western…this will be great for CCN and looking forward to it. i really, really hope they keep those mature trees in the tree-lawn as depicted in the rendering. please?
I absolutely love development and I have mixed feelings about this one. It will be great for Columbine – that street desperately needs something going on and this project will obviously provide that. However, once this goes up, I think it’s only a matter of time before the space where the Cricket resides is sold and demolished as well (assuming the Cricket is leased). Hope I’m wrong – maybe Denver should pass a “Denver Historic Places” ordinance for the Cricket space. That place is legendary.

I think this looks pretty good. I just can’t understand why they can’t put something like this in the Union Station developments instead of the generic and boring apartments they are doing…
This is not a corner with much character or funk. Frankly, its kind of an eyesore. There are many independently owned businesses in CCN.
I agree that it would be extremely tragic if the Cherry Cricket were ever torn down, even though I think their food is totally over-rated. There are precious few buildings in Cherry Creek with historic or “funky” character worth preserving. I do hope the small retailers arent all replaced by chain stores. I like that Cherry Creek is getting a more sophisticated vibe. am glad that it is not looking artificial and tacky like Kansas City’s Country Club District.
“Chains” is such a generic term. Whole Foods is a chain, North Face is a chain, Lululemon is a chain, West Elm is a chain, etc. I could go on and on. These retailers are perfect for anchor tenants in CCN as they are bringing in a higher end demographic. They also occupy larger spaces.
Clothing boutiques, small eateries, and household boutiques will not disappear since they sell wares that you cannot find in a “chain,” and offer a better experience.
What apartments in Union Station are generic and boring? Cadence? Looks like quality construction and the renderings look great.
Do you know what is happening to the service station/convenience store property at 6th and Speer? I see that it is closed and fenced off. Thank you!
