Cherry Creek is going through a large infill development boom with all types of development. Today we will be looking at a new office project over at 2nd Avenue and Saint Paul Street. The Coors Foundation has broken ground on a 27,000 square foot office building that will house its headquarters along with ground floor retail. Here is a map with the site outlined.
Here is a rendering courtesy of Saunders, who is building the project. Davis Partnership is the architect. The building will consist of two floors of office space, the first level dedicated to ground floor retail, and one level of underground parking.
The existing buildings, totaling 18,750 square feet, have been demolished to make way for this building. The site has been excavated and a tower crane has been put up!
215 Saint Paul is pursuing LEED-Silver certification and construction should be complete somewhere in mid-2014.
I wouldn’t call this “infill”, since buildings were demolished so that this one could be built.

A parking lot was still eliminated and the buildings that were replaced were smaller. I call that infill.
All of the projects I’ve announced so far in Cherry Creek are replacing older buildings. These new projects utilize the land much more effectively and are helping make Cherry Creek North a dense, urban, walkable neighborhood. I would still consider all of it infill! 🙂
This building covers around twice the land area of the old buildings so I guess it qualifies as partial infill. Nice looking building.
