Not all new infill projects in Lower Highland these days are residential. Situated atop the Highland bluff on the unique odd-shaped block bounded by Umatilla Street, W. 30th Avenue, 16th Street, Boulder Street, and maybe just a tiny bit of 15th Street, a new mixed-use office project known as 2930 Umatilla is now under construction. The developer is Gravitas Development Group.
The project’s intimate site shares the block with Linger and Vita and Lola and Little Man Ice Cream and several other cool shops. Below is the site outlined on a GoogleEarth aerial. (FYI, the vacant parcel across Umatilla Street has already been filled in with new townhomes.)
2930 Umatilla packs a lot of space onto its small urban site, including parking and retail/restaurant space on the first two levels and about 13,000 square feet of office space on floors three through five. Altogether, the building has a total of about 21,000 SF.

2930 Umatilla should be finished by Summer 2014.
Will the restaurant have windows facing east? They may be just high enough on the second floor at least to clear Linger and Line 28 for a nice skyline view, due to the steep slope.
I doubt this building will have views, except for the top floor or maybe two. They’ll clear Vita but Line 28 rises pretty high. There is also a proposed parking garage on the surface parking lot that will no doubt use every foot of height available to them in the zoning code.
