Let’s head over to the Golden Triangle neighborhood to look at a new for sale project. Squeezed in-between two buildings along Cherokee Street, there is a 7-unit townhome project that should be breaking ground very soon. Here is a map with the site outlined.
Right now there is a gap along Cherokee Street with just a wooden fence up. With the addition of these townhomes, the street wall between 11th and 12th Street on the east side of Cherokee will be completely built out.
Taking a peek over the fence, we can see that the site is just an empty grassy lot. Luckily this will be changing soon!
Finally, here is a rendering of the project. The entrances to the townhomes are not going to be along Cherokee. Since the lot is very deep, the townhomes will be facing the blank wall of its neighboring building. Each unit will have a modern finish along with a personal rooftop deck.
1120 Cherokee should be getting underway soon and if all goes to plan we should hopefully see this done by late spring. For more details on this project including floorplans, head on over to their website.

The Golden Triangle is evolving organically, lot by lot. In 1963 I rode my bike from Lakewood to a clerical job in an office building still standing on Broadway. No bike lanes then, the trick getting over the river and up the hill on 11th. A few years later, I interned at Channel 2, 550 Lincoln, then got hired at 9, when it was KBTV, 1089 Bannock. Before that, I’d hung out with my hippie artist friends in a tiny house on Cherokee, long gone, while I lived all over Capitol Hill.
Fifty years, friends, lots of stories in all the buildings. The streetwall changing in spurts, but nicely. Bigger, taller structures, but each unique. All framed by Speer, Broadway, Colfax. The Triangle is Golden because it’s inside the crossroads of Denver’s three major streets. Close walkable to everything, King Soopers on Santa Fe, Racine’s, the whole city scene.
Rather than a massive redevelopment, the Triangle’s evolved steadily, as architecturally varied as Capitol Hill. These townhouses will sell fast, in the heart of the Triangle. Love how so many of its streets are kind of quiet, on the edge of Downtown.

Really? That seems… odd. Why not front on the window-filled wall of the other neighboring building?
I wish the developer would post square footage and pricing.
Actually these are already listed on zillow with some pricing and floor-plans.
