There comes a point in every infill project’s construction stage where the presence of the new building under construction has a noticeable impact on its surroundings. That point has arrived for 2930 Umatilla, a 5-story, 21,000-square foot office and retail building currently under construction on one of Lower Highland’s most eclectic blocks. Let’s take a look.
Here’s the view of the project from Umatilla Street looking east, with Linger immediately to the left and Line 28 in the background on the right:
Here’s the western view from in front of Line 28 on Boulder Street looking up the hill at the eastern side of 2930 Umatilla:
In this photo, we actually have two infill projects in view. In addition to 2930 Umatilla in the background, the construction work in the foreground is a five-story, four-unit stacked flats project called Rise at LoHi.
Finally, this is the view from a bit farther down Boulder Street looking west:
It’s amazing the intensity of development in Lower Highland.
What is the 10 story structure that’s so prominent in these photos?
There are no 10 story buildings in these photos. The elevator shafts shown are for the 5 story commercial building. Most of Lohi zoning maxes out at 5 stories…
This appears as if it’s going to be an awfully tall 5-story building – with 14-16″ ceilings or such? I guess that I’ll have to see it later when finished, but the way it looks in these pix right now, I would think that anyone could mistake this for a 10-story building…… me included?
I am sure you meant 14-16′ ceilings. 14-16″ ceiling height is equal to the prop size of “Stonehenge” in Spinal Tap. Doing so could conceivably raise the height to 11 [stories].
Do you mean the 5-story building under construction that is the subject of the post?
Hahah… Well played.
Wow! About seven-eight years ago I recall this area as “trashed”, not run down, but in bad shape. The building that now contains numerous businesses used to be full of graffiti and broken glass (LOLA turned that around). When Linger became a staple to the “hood” it appeared as not much else might occur. Now it feels (in a nice way) that downtown is kinda, sorta moving across I-25 and up Tejon Street with 2930 Umatilla. Of course Line 28 and CDOTs revamping of streets, bridges and interstate 25 have made this a area a “gem” compared with a cramped 32nd ave.
Another topic, but what is going on at 27th ave and Wyandot? The Budget host hotel was just torn down there.
