It’s been almost a year since our Update #2 on The Confluence, the proposed 34-story apartment tower at 15th and Little Raven. In that post, we provided the latest renderings of The Confluence and a detailed explanation behind the project’s site design concept. Since then, the project has been working its way through the development review process with the city while the development team has been finalizing the design.
We’re happy to report that there’s evidence at the site that construction on the tower may be getting underway soon!
In addition to a chain-link fence around the property and some other site prep work, this sign was just installed:
The rendering on the sign appears to be very similar to the rendering in our Update #2 post, with only subtle tweaks apparent to some of the facade elements. We’re waiting to hear back from the developer, so hopefully we’ll have some official news to share with you soon about an upcoming groundbreaking.

Very nice! Exciting long awaited news. Modern, sleek and breaks up the handsome urban fabric of confluence park to another extreme. It accents the confluence park in a way that while enjoying the natural elements of the Platte and Cherry Creek intersecting one would also have a sense the focal point of the city’s center. Just imagine the views from any side!

Is this the land owner who traded his property with the city so they could build the justice center on Colfax?
No; this site was owned by Ray Suppa and Paul Stann, who built Palace Lofts and Waterside Lofts. I believe they may have sold the land to another developer.

This project brings significant open space to the site as well, and I’m interested in a good rendering or plan for it and the details around public vs private use. Thanks, Ken, for advocating for a strong design!
This and 1144 15th are probably the most exciting new high rise projects in Denver, at least ones that are actually getting built. Would like to see a site plan and how it interacts with Confluence Park. Also what is the 6 story building at the corner, also apartments with street level retail? Some kind of restaurant space on the river side overlooking the rapids would be awesome here. Where is the parking garage located?
Wasn’t this originally supposed to be a really unique lead designed apartment building for billionaires? I forget the name of it , but I remember seeing some renderings.

I thought the Bell Tower was really cool…it would have added a unique anchor at the edge of LoDo. It was further South than this – I think it was around Market and Spear.
The land’s best use was as an addition to the parkland. Sigh.
34 stories right at the confluence?! Grossly out of proportion for the location, what an eye sore for the entire city, somebody stop it please!
What are the zoning heights in this area? Somebody got paid off! This is way to tall for the area, and will stick out like a sore thumb. Somebody please file an injunction!
