On January 25th a large, ugly parking lot was eradicated from Upper Downtown; a district that is cursed with blocks of surface parking. Now, a new 25-story highrise is underway and is climbing quickly!
SkyHouse has now risen five-stories with twenty more to go. Excavation and drilling has commenced for the parking garage that will sit behind the main structure. Rumors have it that another tower crane will be used to build the garage. Here are some pictures of the project looking towards Downtown Denver.
The street level, along Broadway, is going to be a great sight once SkyHouse is complete. It’s amazing what kind of impact this project is already having!
At about a floor a week, this project is rising quickly; topping out around late November / early December. I’m sure our next update will be when the first glass panels go up.
This building is going to have a wonderful impact along Broadway. I hope Broadway continues to see development in this area. it’s sooooooo desperately need. I still have yet to see any renderings of hear for certain whether there will be any retail along Lincoln. It would be a real shame to have such a prominent block downtown be 1/3 residential, and (UGH!) 2/3 parking garage. If there is a least retail at street level, it’ll make this ratio a little more palatable.
According to their plans (which you can find through a quick internet search), almost 2/3 of the Lincoln frontage (~64%) will be retail. Almost all of the Broadway frontage will be activated (retail, office).
Nice! Would’ve been nicer to see a supertall on this block, three times that height as dowtown lots continue to go away there won’t be any room left for superverticals. Beginning to think Denver has stepped back and away from that kind of league.

Really? You do realize how many undeveloped and underdeveloped lots there are left in the CBD with D-C zoning. Further, Denver has a 40 story office building, three 30 story apartments, a 25 story office building, a 25 story apartment currently under construction in addition to several other low 20 story building. That is pretty good for a city of Denver’s size as far as vertical development goes.
Aren’t there rumors twirling about that the lot at 19th and Lincoln is slated for some type of development? Only rumors, tho, only rumors.

A decade ago, before the recession, there were plans for very tall condo towers on that block, adding to the 37-story condo tower at 20th and Broadway. Until the condo defects law is revised, the more likely scenario seems to be apartment towers, with some office and retail along Broadway and Lincoln. The block is a huge urban hole, waiting for infill.
Looks like only half the lot will be going towards parking. Yay?

I find the SkyHouse development model fascinating. Novare has put up or is working on completely identical versions of this building in Atlanta (four copies), Austin, Charlotte, Dallas, Denver, Houston (three, and two are across the street from each other!), Nashville, Orlando, Raleigh, and Tampa. Despite that, I actually like the design. It’ll fit with the glassy yet “art deco retro” look of the towers on 14th St on the other side of downtown.
I’m dubious of the rumor of a second crane. I watched two of the Houston SkyHouses go up, and they used a single tower crane (positioned in the same spot as Denver’s). The parking garages on these are made of massive pre-cast concrete panels- much too heavy for a tower crane. The Houston SkyHouses had an enormous telescoping jib crane brought in towards the very end of construction to assemble the garage and take down the tower crane.
