From an old office building, to dirt lot, to busy construction site, 701 Sherman is starting to rise! As a quick refresher, RedPeak is developing a 7-story, 105-unit apartment building in one of the least dense areas of Capitol Hill.
Since our last update, a tower crane has been installed on site and work on the third floor has begun. Here are two pictures of the project from last weekend.

There are quite a few 60s high rises in that area. The main problem with the density is all parking for Channel 7.
I love the design; I only wish there would be ground floor retail as an extension of the shops/restaurants along the 7th Ave corridor and similar to the new Moto apartments on the adjacent block.
I was excited when I saw a construction crew at the 11th and grant parking lot but it looks like they were just resurfacing the lot. Any word what is happening to the old fistells building in the golden triangle? It appears they are adding additional stories?
It will be a co-working space like Galvanize. They are not adding a third floor just a “dog house” for stair access to a new rooftop deck.
It looks like the daycare building at 10th & Acoma is also slated for demolition/redevelopment along with the building next to Urban Roots also on Acoma. I’ve heard more townhomes are coming.
So glad to see these lots getting developed, the lot at 8th and Sherman is almost done, https://denverinfill.com/tag/820-sherman the development at 8th between Lincoln and Broadway seems like it will never get done, https://denverinfill.com/tag/8th-and-broadway but the area already feels different (in a good way) then it did. Unfortunately the pay parking lot at 11th and Grant was just repaved so I guess it’s not getting developed any time soon.
I hope that 700 Sherman on the other corner gets developed too. The intersection of 7th and Sherman really needs a four way stop, I requested one there, no traction yet though.
