The 1600 Market Hotel is making another round through the Lower Downtown Design Review Board. Back in August, we mentioned that the building was approved for mass and scale with the building details, such as the facade materials and colors, next up for approval.
Next week, during its next round of design review, this project will recieve an approval recommendation. This is great news for the hotel, which will be eradicating a small surface parking lot on the corner of 16th and Market Street. Here are new renderings of the project, designed by DLR Group, taken from the submittal documents.
The blonde and dark brick will nicely fit in with this project’s neighbors; with hints of 16 Market Square and 16M in the facade. Overall, this building will be a great contribution to the Lower Downtown neighborhood. About 7,500 square feet of ground floor retail will also be included.
The 11-story, 222-room hotel is making great progress through design review. We will update you as soon as we have a construction timeline. Stay tuned!
This looks too big and awkward next to the smaller historic buildings on Market.
It’ll be the same size as 16M and is stepped back after it exceeds the height of the other buildings. It will also be much more balanced once the Market Station project starts.
I like it! I think the step back is a reasonable transition to the shorter buildings on market and the taller buildings on Larimer. The black tower on the corner gives a real strong anchor to the building from the street level.
This project look awesome! I like the brick and I think it will fit in nicely with the area.
I like it! I wish the 16th street side had a restaurant/patio/street engagement of some sort. This block of 16th does not engage with the mall AT ALL.
Nice improvement over earlier plans, which made it look way too white. The blond brick should work nicely!
I was leery of this project based on the initial design concepts and renderings. It has vastly improved since then. The stepped back massing is both respectful of the historic buildings along market, and stands up to the taller buildings to the sound and east. There is relief to the masonry facade that does a good job establishing a pedestrian scale as well as grounding the building and giving it depth.
Perhaps the best part about it is that, in spite of the LDDRB review, it wasn’t forced to be another sugar cube clone the way 16M is. Thank god for that.

Excellent review, I agree with everything you said especially in regards to the masonry facade. Such an awesome project and I cannot wait for this parking lot to disappear. This will do so much to help complete the urban fabric of this area. Also excited to see what retail goes in here.

This project proves that properly recessed windows with a casing, sill and jamb add so much depth and character to the look of a building. Very nice!
