As we mentioned in our previous post, we are going to be visiting each individual project within the 9th and Colorado redevelopment. Let’s start with the first and only project that is currently under construction. Currently, there are no official names for the projects going up; their name correlates with each block within the redevelopment. The titling will be as follows: 9-CO, the official name of the redevelopment area, followed by the block number, in this case 7S.

Block 7S is a residential and retail project going up along East 9th Avenue and Colorado Boulevard. The building will feature 275 apartment units and 40,000 square feet of retail. The building is broken up into three different heights. The residential portion will rise eight and nine stories while most of the retail along East 9th Avenue will be two stories. Now let’s take a look at the progress of Block 7S. Just like what we have seen in Alexan Cherry Creek and Alexan Uptown, a lightweight steel system is being used since this project will rise above six stories. The residential building is now four stories up with work beginning on the fifth floor.

I am very excited for this project and the quality work that the Continuum team has done, I do wish they would incorporate more biking infrastructure into this project. Currently the design of the streets leaves no room for bikes, much less bike lanes.
I think this is a great infill project in the eastern heart of the city, but it magnifies the need for bus rapid transit, street cars or light rail on the colorado and Colfax corridors!
