A new multi-family apartment community is coming to Denver’s Lower Highland district at 2680 18th Street. Developed by Denver-based Corum Real Estate, the three-story project at the corner of 18th and Erie streets will replace a two-story office building constructed in 1972 and a surface parking lot that covers about 60% of the parcel. 2680 18th Street will provide 100 new homes in the popular downtown-adjacent neighborhood.

The new building will have two underground levels with 123 spaces for motor vehicles. The first basement level will also include four apartments units. The ground floor will feature several homes with mezzanines, the leasing office, a fitness center, and an outdoor deck. The second and third floors will contain the balance of the residential units; the third floor will also feature a club room and another outdoor deck.

It seems that whenever I go by underutilized lots these days – I say to myself that I imagine something will pop on that site soon. Sure enough; I check this site and there is a new proposed development. You’re welcome, Denver.
