Site preparation is underway for an almost full city block of development in the Golden Triangle. Situated directly north of Trivista on Speer, The Finch will replace a severely underutilized block just outside of Downtown Denver.
Located at 650 West Colfax Avenue, The Finch sits at the heels of Civic Center and Downtown Denver. Below is a site outline, current photo, and rendering of the new seven-story project. The Finch will occupy the entire block except for The Bank of Denver building at West Colfax Avenue and Fox Street. The architect on record is Kephart.
Here are a few more photos of the project site. A lot is going on around this block, from a single-story industrial building, single-family homes, surface parking, and low-density office buildings. While this block will still have an underutilized corner, this new project is a vast improvement and helps better connect the Golden Triangle to Downtown Denver.
All the required permits are filed with the city to begin demolition and construction. Embrey, the project developer, hopes to start construction this quarter, which ends in less than two weeks.

This simple design would be fine if placed in another neighborhood. I feel it’s unfortunate that there aren’t building codes surrounding the historic Civic Center and Golden Triangle requiring more than the bare minimum with respect to exterior appearance.
There should be some sort of mandate, as an example in LoDo and RiNo with respect to brick exteriors, regarding ornamentation and materiality. This bland box is not worthy of the prime location and beautiful architecture surrounding it in the neighborhood. I hope the developers may see this and reconsider their aesthetic choices.
Here is the link to the project on the Kephart’s website. Much more brick than what the other rendering would suggest. However, the design is a bit reminiscent of their other project near South Broadway: “The Henry.”

Looks like the construction type is TYPE III-A so its likely to have a full brick facade but internal wood joists and framing. I’m curious to see what that internal courtyard will have.
Are the developers using the same rendering for every apartment building being built in Denver or does almost every building being built in Denver look the same. Yawn. Another missed opportunity to build something interesting.
