A new townhome project is under construction in Denver’s Jefferson Park district: Bryant 25. The project is located, as you may have guessed, at the corner of Bryant and West 25th Avenue. The development consists of 8 townhomes. Here’s an exterior rendering:
Construction should be finished by February 2009. For more information on the project, check out their website at: www.bryant25.com.
I noticed that several of the projects you've mentioned lately are "green" remodels. I think it's great that Denver is doing that–we need lots more.
Recently I was talking to a Jeff Park resident who said he likes the neighborhood because they've done a good job of keeping it economically mixed, not as high-end as Highlands. Looks like this project will be pretty pricey.
I'm going to spare everyone my usual rant about the architecture, except for one thing:
Rowhouses need stoops.
Raising the entrance a few steps provides:
1. A necessary social barrier between the public sidewalk and the private door.
2. A safe perch from which to observe the street, important for the eyes-on-the-street aspect of a safe-feeling sidewalk.
3. A natural access point for a basement accessory unit, via an entrance below the stoop, which will become important as these units age.
… And that's all on top of the aesthetic arguments, which are strong. Stoops provide a strong visual base element. Unraised doors like that make the building look like a motel.
Anyway, I love that Denver is beginning to embrace the rowhouse. Really, I think it's great. But rather than trying to reinvent the wheel, we need to pay attention to some of the lessons learned in the big rowhouse cities.
I would like to see renderings with the inevitable moldy couches and dilapidated barbecue grills that will one day grace these balconies. Or how fallen leaves and tumbleweed debris encased in the bulletproof ice of February?
Judging by the Porsche and Benz parked out front of this building, though, I suppose the condo association here may not allow such visual pollution. Shortly after formation of the board, I imagine they will pass a resolution that only allows perfectly-bronzed, impeccably-dressed and available singles to furnish the balconies.
I recently went to an open house for this project. I was definitely surprised to see the beautiful finishes and spectacular views these units provided. The price is very reasonable for what they are offering. I live in the neighborhood and it really has changed over the past few years. I have met alot of nice people and really enjoy being so close to downtown.
