Today we are going to be taking a look at the Cadence project over in the Union Station neighborhood. Cadence is the first high-rise project in the Union Station redevelopment field and its impact is becoming quite large!
As of right now, Cadence has risen 12 floors out of a total of 13 floors. We aren’t quite seeing any glass or much of the facade yet, but I’m sure that won’t be for long as window framing is starting to appear.
Looking a little bit further out Cadence is all on its own. Fear not! Sharing its parcel will be the 10-story project 1601 Wewatta and behind Cadence, just across the street, will be the under-construction, 21-story, 1650 Wewatta. Soon it will blend into the urban fabric of the Union Station neighborhood. As far as the blank wall goes, it will be covered up as soon as 1650 Wewatta is built.
It’s always neat watching the first high-rise go up in a field that has been barren for so long. Just think, this is only the beginning!
I thought I noticed a difference in some of the structural columns being placed on this last (top) floor. They’ve been clearing out the parking lot next to it and placing a pedestrian tunnel on the 17th St. side of the building.
The redevelopment of Union station will truly be a game changer for the downtown area of Denver. It is great to see a mix of commercial buildings, rental units, retail projects and additional boutique hotel rooms.
Now that 2 big apartment projects are underway in the heart of DUS, the need for a good grocery store there becomes more critical. Would you want to rent an apartment in one of these great new buildings, if you had to travel more than a mile to get groceries? This is an opportunity for the big chains like King Soopers, Safeway, Trader Joe’s and Whole Foods become the corner store for thousands of apartment dwellers, who will have to drive/bus/walk way too far without a central food market. And the lack of walkable food shopping and other basic services will be a big negative to renters. So let’s hope to see an actual ground-breaking of a supermarket soon. I’m surprised that planners have paid so little attention to the grocery/retail aspect of Union Station. Can anyone point out the “Central Market” location, anywhere in the DUS master plan?
There will be an urban King Soopers a few blocks away at 20th & Chestnut.
Does anybody know the status on this King Soopers? I feel like its been in the works for a really long time, but every time I’m in Denver, nothing is happening at the site. Any news on what the hold-up is?
It looks like things are finally getting underway at 20th and Chestnut (the project with a King Soopers). A construction trailer and bulldozers have arrived at the site… 🙂
does anybody know what will be adjacent to Cadence on 16th?
1601 Wewatta, a 10 story office building. Construction should start within the next couple months.
It will be interesting to see the upcoming proposals for the parcels on the north side of 17th between Chestnut and Union Station. I’m hoping to see more condos instead of just apartments and more height, like the 21 story 1650 Wewatta.

One of the 20th/Chestnut developers told me years ago that the entire project has been planned for years but b/c land transfer timetables, they weren’t able to even start the process until
2011-2012. There is a lot that goes into mixed use projects especially. I’m just glad it won’t be a free standing store. if I had my way, no store would ever be free standing.
There is a big hole in the ground around Speer Blvd. and Washington or Pearl Streets. South side of Speer. Any info on what’s going in there? Thanks.
