Downtown Denver’s Uptown neighborhood, one of the hardest hit from the surface parking lot infestations of the 1970s and 1980s, is healing nicely. Most of the recovery, however, has occurred in the northern part of the district near Benedict Fountain Park. Fortunately, a new infill development in the southern part of Uptown will be coming soon to help the cause!
BusinessDen recently reported that the Burgwyn Company, known for providing affordable, seniors, and veterans housing in Denver, is planning a new $30 million, 99-unit project called 5280 Senior Residences for the corner of 16th and Pennsylvania, currently occupied by an asphalt-paved black hole in the urban fabric. 5280 Senior Residences is being designed by OZ Architecture. While a rendering is not yet available, OZ reports the development will have 6 stories above ground and one level of underground parking. Also included will be a great room, game room, exercise room, cyber café and a private courtyard with grills and fireplace.
What a nice addition to Uptown! We’ll keep you posted as the design is finalized and the project moves toward construction.
Very nice addition to the neighborhood. It’s still amazing to see the amount of parking lots littered throughout the area when viewed from above. Progress though..

I’m not sure this is something you all would be interested in, but am asking just in case…rumor has it that the parking garage at the King Soopers at 1331 Speer Blvd. is being torn down/rebuilt and the grocery store will close temporarily during construction. My understanding is that the garage is unsafe so the construction is necessary, but it is going to create quite a disruption to the area, as well as the businesses that share the garage with King Soopers (1391 Speer Blvd). Do you all know anything about this?

Do you think Denver should be a bit more innovative on some of their new building projects? It seems like they are putting up a lot of “box” looking apartments up with no real innovation behind them? I realize not every building that goes up can be inspirational, but they should be considering sustainable solutions. I’ve read your blog for a long time and you do a great job on highlighting new projects, I especially like your voice on public transportation and biking projects. I would enjoy reading more about sustainable projects that are going on in the area.

17th & York: across from city park (site of former auto mechanic & parking lot): expected residential/ground floor retail
16th/17th & Marion/bordered also by Park Ave: huge lot, demolished
16th & Marion:Soon to be limited, luxury Apts that will likely go condo (huge sqft per unit)
Colfax & Williams:(site of former car wash) likely to be restaurant/retail
*also curious to understand how/why restaurants can keep opening along 17th in uptown with zero parking space allotment: next up, a mini-brewery adjacent to P17, just two doors east
