A new multifamily development is in the works at the corner of 36th and Wynkoop streets in Denver’s booming River North district. Known as Ride at RiNo, the project will feature 84 micro-units, and is being developed by McWhinney, the firm currently wrapping up construction on LoDo’s Dairy Block and just getting started on Uptown’s SOVA. Below is an aerial photo with the site outlined, along with a Google street view of the property.
Ride at RiNo will stand five stories high with the fifth floor featuring a roof-top deck and clubhouse. One level of underground parking and a small surface lot will provide a total of 42 parking spaces, or a 0.50 space/unit ratio. Vehicle access will be off the alley. There will also be electric-vehicle charging stations and reserved spots for two car2go vehicles. Ride at RiNo is within easy walking distance of the 38th & Blake transit station.

The first rendering shows the Wynkoop side of the building with next door neighbor Helikon Gallery & Studios, which will provide a rotating art display at Ride at RiNo. The second rendering shows the 36th Street side of the project with the proposed Revolution 3600 across the alley to the left.
The ground floor of Ride at RiNo will feature live/work units along with a leasing/management office.
Ride at RiNo is under construction and should be completed in 2018.
I appreciate the parking ratio.
With dedicated car2go spaces and the proximity to light rail, there’s no need to inflate parking counts.
This will make rent more affordable.
Other developers should learn from this.

Ugh…while the low parking count is nice to see, this building is heinous, could they at least try for a mix of materials instead of using massive amounts of cheap corrugated steel. This looks like an oversized storage shed….
